Create TO requires structural engineering services to: (a) support the submission of a City-initiated Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA) application for the 805 Wellington project site; (b) provide support to CreateTO, the architect and heritage architect, as they they work with Heritage Preservation Services (HPS) and its own consultants to evaluate the site for designation under Part IV of the Ontario Heritage; and (c) help CreateTO, the architect and heritage architect understand the structural integrity of the heritage building as they plan for its retention in the redevelopment project. The successful Respondent will provide comprehensive services to ensure the project aligns with the project's key objectives and achieves final approval at City Council. The scope of work includes, but is not limited to: 2.4.1 Project Initiation and Due Diligence Review all relevant background information provided by Create TO. Conduct thorough due diligence, including gathering and analyzing relevant data, reviewing the existing and proposed regulatory framework, and considering applicable guidelines and standards that may impact the site. This includes, but is not limited to: City of Toronto Application Support Material: Terms of Reference, City of Toronto Official Plan, City of Toronto Secondary Plan Area 14, Garrison Common North Secondary Plan, Site and Area Specific Policies, City of Toronto Consolidated Zoning By-law 569-2013. Ontario Heritage Act (including but not limited to Ontario Regulation 9/06), Ontario Heritage Tool Kit, City of Toronto Municipal Code, Provincial Planning Statement, 2024, Standards and Guidelines for the Conservation of Historic Places in Canada, Canadian Standards Association (CSA) Standards, National Building Code of Canada (NBCC), Construction Projects (O. Reg. 213/91), Metrolinx Corridor Development Guidelines, Transport Canada's Railway Safety Act, Ministry of the Environment, Conservation and Parks Environmental Land Use Planning Guides D-Series. Mid-Rise Building Design Guidelines, Tall Building Design Guidelines, Growing Up Guidelines, Affordable Housing Guidelines, Toronto Green Standard, Ontario Building Code (OBC), as amended. TIMELINE: Request for Proposals (RFP) has been issued by the owner. Further update upon award of the RFP. Question Acceptance Deadline: 2025/05/28 12:00:00 PM EDT.
