The construction-manager-at-risk (CMAR) will be contracted directly with the County and is expected to provide assistance to the County and its representatives prior to construction; offering budget, schedule and constructability advice during the project planning and design phases. The CMAR will convert from an advisory role to the contractual role of the general contractor. The project is intended to be completed in one (1) phase only: Phase I: CMAR - CCADF Phase 3 Kitchen Relocation - Total Project Budget: $11,559,000.00. The opinion of probable construction cost for this contract is $9,200,000.00 Phase I: CCADF Phase 3 Kitchen Relocation This project will include the demolition and renovation of approximately 14,200 sq. ft. of the old level 0 book in area into a new kitchen that will serve all current jail population. Owner's Total Project Budget: The Owner has established an Estimated Total Project Budget amount as identified below, which includes Design Fee Services, FF&E, the Pre-Construction Phase Services, Construction Services, Contingencies, and Owner Construction Allowance. This RFQ is intended to identify the highest qualified respondent firms that could provide pre- construction and construction services for the project described in Section 3.1.
