Renovation of a mixed-use development in Cokato, Minnesota. Completed plans call for the renovation of a educational facility.
The Owner invites proposals on the forms attached hereto, all blanks of which must be appropriately filled in for the Project identified as: Dassel-Cokato Public Schools, The Project to include Existing Firewall Improvements. Dassel-Cokato Public Schools 4852 Reardon Ave SW Cokato, MN 55321 Proposals shall be emailed or submitted on the printed forms furnished, including Alternates and Unit Prices. All blank spaces in the forms shall be filled in correctly with ink or typewritten, and the completed forms shall be without inter-lineation or alteration. A contractor's proposal should include all pages of the proposal form. Proposal amounts shall be stated both in writing and numerals, and if discrepancies exist the written amounts shall take precedence. Proposals shall be signed in longhand. If the bidder is a co-partnership, the signature shall be that of a partner and the names and addresses of all partners shall be listed on the form. If the bidder is a corporation, the signature shall be that of an authorized officer, and the corporate seal shall be affixed to the form. The proposal shall include all material, labor, equipment, insurance, taxes, transportation, inspection fee, permits, access fees, services and means necessary and incidental to complete the work in accordance with the Contract. Each proposal must be emailed or submitted in a sealed envelope bearing on the outside the name of the bidder, their address, and the name of the project, and proposal packages for which a proposal is included. If sent by mail, the sealed envelope containing the proposal must be enclosed in another envelope addressed as specified on the Proposal Form. (Note: Contractors Own Terms, Qualification, Conditions and Other Attachments if Attached to or Sent With the Proposal Proposal, Shall Not Be Accepted as Part of the Proposal). Proposals shall be emailed, mailed or submitted in person. Proposals received after the time set for receipt of proposals will not be considered and will be returned to the bidder unopened. No oral, telegraphic, or telephonic proposals or modifications will be considered. The Owners reserves the right to accept or reject any or all proposals, or parts of proposals, and to waive informalities therein. For the purposes of determining the lowest responsible bidder(s) in the consideration of all proposals submitted, the Owners reserves the right to accept or reject any or all alternates, in any order or combination, which appear on the Proposal Form and as it may consider in the best interests of the Owners. For all Contracts in excess of $20,000.00 each successful prime contract bidder shall furnish Performance and Payment Bonds in the full amount of the contract. Each proposal in excess of $20,000.00 shall be accompanied by a proposal security of 5% of the maximum amount of the proposal in the form of a Surety Bond, certified check, cashier's check. Prevailing wage requirements are not required The Owner reserves the right to provide work by their own forces or by separate contract associated with the project simultaneously with construction work included in Contract. The Contractor shall coordinate use of the space with the Owner and Construction Manager to complete all work to meet the project schedule. The Owner anticipates being able to award a contract as quickly as possible from proposal opening. The preliminary schedule is to start construction as soon as possible in June 2025 and complete for back to school 2025. Contractors shall coordinate work with the Owner to meet the schedule as required.
