Remodeling and renovation of a residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development; and for the renovation of a residential development.
Remodeling and Repairs - General Financing for work under this contract is provided through the City of Milwaukee, Neighborhood Improvement Development Corporation (NIDC) who, through its loan agreement with the Owner, reserves certain rights and privileges as Lender, which include but are not limited to: development of the scope of work, assistance with the bid process, preparation of the Contract, approval of change orders and payments, and other aspects associated with contract execution and implementation. The Owner reserves the right to reject any and all bids and to waive informalities. It is NIDC policy that, if: (a) the Contractor's proposal/bid complies with the specifications and other requirements, and (b) the Contractor meets NIDC's minimum requirements as outlined herein, and (c) the selected bid is reasonably within range of the market price for the work, then Owner may select any Contractor who, in Owner's opinion, is the most responsible and responsive bidder. #Scope of Work Item Code Estimate EXTERIOR HOUSE HPN Historic Preservation Note: This house is recognized as historic by the Milwaukee Historic Preservation Commission (HPC). All repairs to exterior trim and siding are to match the original appearance, and material. Do not remove any decorative trim or siding, unless it is being replaced with an exact matching profile. For some replacement activities, the design of the repair may need pre-approval from the HPC. NOTE $0 1Soffit, Gable and Fascia Repairs: For all gables, soffits, and roof edge fascia including the front porch gable. Remove all loose paint. Repair or replace all damaged fascia and soffit boards and trim (see note HPN). Install OWNER SUPPLIED replacement "Plinth Blocks" where missing, on gables. Apply paintable caulking at all gaps and cracks. Apply primer paint, and then finish paint all surfaces. Colors per owner; assume a three color scheme. CV, Pb 2Window and Door Trim Painting: The two South facing windows on the second floor have weather-damaged sills and trim work. Replace the sills with matching wood trim. Repair/replace all other damaged wood, as necessary. Apply paintable caulking at all gaps and cracks. Scrape, prime paint, and finish paint the entire the window trim, at these two locations. Colors per owner. CV, Pb 3Electrical Outlets: Remove the existing NM wiring and electrical outlet, and properly terminate wiring/conduit. (NOTE: One of the existing boxes/wiring is low voltage exterior lighting wiring - verify with owner.) Install a new exterior boxes, with two a GFCI protected outlets located per owner, weatherproof covers, and use protected wiring (conduit, etc.). These outlets shall be controlled by a new switch, located in the interior stairway/basement area. CV, Pb 4Electrical Conduit: The existing conduit which feeds the Northeast exterior light fixture should be removed and properly terminated INTERIOR GENERAL 5Plaster and Paint Repairs: Remove loose plaster and paint at all areas which possibly contribute to lead (Pb) contamination. Patches to match the existing finish of the adjacent surfaces. Spot prime paint and finish paint the entire surface of area (wall, ceiling) being patched. Noted Areas; Stairway walls to the basement, North basement landing area (walls and ceiling), second floor South bedroom (ceiling). CV, Pb 6Alarms: Install a combination smoke/CO alarm in the basement, and a carbon monoxide alarm in the first and second floors. All smoke alarms shall be sealed battery, 10 year lithium ion units. CV 7Electrical Panel: Replace the existing panel with a new 100 amp electrical panel, with additional spaces for future use. All work shall be code compliant. (Note the existing service is 100 amp - FIELD VERIFY.) PERMIT, CV BASEMENT 8Chimney Seal: There is an existing chimney opening, on the North face of the chimney, in the laundry room. Install a metal cover, and seal with high temperature RTV sealant. CV 9Handrails: Install handrails from the first floor, to the basement, on both flights of stairs. CV, Pb FIRST FLOOR 10Living Room Light Fixture: The owner indicates there is existing wiring to the ceiling fixture, but no switch. The switch wiring may be associated with the 3 gang switch in the adjacent room, or concealed in the wall at an apparent former box. Install a switch to make this fixture operational, and make all connections necessary for the existing light fixture. Correct all wiring to code. If the wall is disturbed as a part of this work, then patch to match existing. PR, PERMIT 11Dishwasher Outlet: Install a dedicated circuit and GFCI protected receptacle for the dishwasher. Remove the existing abandoned box/wiring. PR, PERMIT 12Kitchen Light and Switch: Remove or correct any non-code compliant wiring/boxes. Correct the switch and fixture box wiring and install a new ceiling light fixture. Restore functionailty of the light. PR, PERMIT 13Breakfast Room Light and Receptacles: A.) Install a new box, ceiling light fixture, and one way switch. The fixture shall be located further to the North. B.) Install 3 new receptacles minimum in this area. C.) Remove or correct any non-code compliant wiring/boxes. PR, PERMIT ATTIC 14Attic Electrical: A.) Replace the 3-way light switches that operate the attic light. They are located at the bottom of the attic stairs, and in the attic's Southern finished room. Correct any wiring issues uncovered while performing this work. B.) Southern Finished Room; Install a new dedicated circuit for this room, a ceiling light fixture and switch, and new receptacles located per code (3 minimum). Notes: 1.) Use existing wiring where acceptable, or install new as required. 2.) All non-code compliant wiring in the attic shall be removed, replaced, or corrected as necessary. 3.) It is preferred to run the new feed wire from the basement electrical panel through the interior, concealed within walls. However, if not possible, exterior conduit may be allowed. (Verify with owner.)
