Site work and new construction of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a multi-residential development; for site work for a playground / park / athletic field; 20,000-square-foot, 927-seat educational facility; and day care center.
Block 1 - Public podium elementary school in Central Scarborough (TDSB) within a mixed-use high-rise building (northwestern corner of the property); school may accommodate approx. 927 students + daycare. Block 2 - Future city of Toronto public park (eastern half of the property, adjacent to the East Highland Creek). Block 3 - Mixed-use high rise residential building and 20,000 sq ft (1,858 sq m) podium community hub western portion of the site, south of Block 1). Block 4 - Existing municipal shelter that will remain in-situ (southwestern corner of the property). TIMELINE: Request for Proposals (RFP) for architectural services has been issued by CreateTO on behalf of Build Toronto Inc together with TDSB and Toronto Lands Corporation (TLC). As of September 29, 2025, architectural services has been awarded to refine and finalize the initial Master Plan (Phase 1); develop schematic designs for the podium school located in Block 1 (Phase 2) and prepare submissions for the Draft Plan of Subdivision, Official Plan Amendment and Rezoning approvals for Blocks 1 and 2 of the development (Phase 3). Further update early spring 2026. *Construction cost has yet to be determined.
