Renovation of an educational facility in Millers Creek, North Carolina. Completed plans call for the renovation of a educational facility.
The work consists of: 1. Existing Conditions: The building is occupied and will remain occupied during construction. a. The existing roof area (01.02, 01.03, 01.05 & 01.06) consists of a concrete deck, a half-inch layer of wood fiber board and a fully adhered EPDM roof membrane. b. The existing roof area (02.05) consists of a concrete deck, a two-inch layer of all-weather-crete insulation, two layers of one-half-inch wood fiber cover board and a fully adhered EPDM roof membrane. 2. Demolition: a. Roof Areas 01.02, 01.03, 01.05, 01.06 & 02.05. 1) The existing roof systems shall be removed to the deck. 2) Remove yellow vertical panels between roof area 02.05 and 02.03. b. All unused equipment and penetrations shall be removed, and the deck repaired as specified herein and/or as shown in the detail drawings. 3. Renovation/New Construction All deck surfaces must be prepared per manufacturer's recommendation prior to installation of new roof material. a. Roof Areas 01.02 & 01.05: 1) Install a one-quarter inch (1/4") per foot layer of tapered isocyanurate insulation set in foam insulation adhesive as required to meet minimum uplift per FM Global. Install new one-quarter inch (1/4") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive. Fully adhere new PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. 2) Install new gutter and downspouts as shown in detail drawings. b. Roof Areas 01.03 & 01.06: 1) Install new one-quarter inch (1/2") silicon impregnated fiberglass reinforced gypsum cover board in foam insulation adhesive asrequired to meet minimum uplift per FM Global. Install tapered edge strip and new one-half inch (1/2") per foot layer of tapered isocyanurate insulation on the down-slope side of each drain. Install new crickets and saddles in foam insulation adhesive. Fully adhere new PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. 2) Install new retrofit drains at each existing drain location and tie in to exiting down spout drain leaders. c. Roof Area 02.05: 1) Install a base layer of 2.6" isocyanurate insulation set in foam insulation adhesive as required to meet minimum uplift. Install an additional layer of 2.6' isocyanurate insulation in foam insulation adhesive. Install the new crickets and saddles, and new one-quarter-inch gypsum cover board in foam insulation adhesive. Fully adhere new PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer's Warranty. d. Install all metal trim and accessories as specified herein and/or as shown in the detail drawings. WORK SEQUENCE A. The Work shall be conducted in phases as described above in the work summary. 1. Phase-1: Removal of existing components and installation of the waterproofing materials. 2. Phase-2: Install the new roof assembly components as specified herein and as shown on the project drawings. A bid security for 5% of the total bid amount shall be submitted with each bid. The Owner reserves the right to reject any and all bids, to waive informalities, and to award the contract to another bidder, other than the low bidder, should it be deemed in their best interest. Question Deadline 06/25/2025 submit to the Architect a written request for interpretation or correction thereof, no later than 7 calendar days prior to the receipt of Bids. M/W/SBE aspirational goal of MBE 10%, WBE 6%, and SBE 5% in Construction, and/or MBE 5%, WBE 4%, and SBE 5% in Other Services and/or MBE 3%, WBE 3%, and SBE 5% in Goods participation of the bidders
