Demolition, site work, new construction and addition to an educational facility in New York, New York. Completed plans call for the addition of a educational facility; for the demolition of a educational facility; for the construction of a educational facility; and for site work for a educational facility.
SCOPE OF WORK The scope of work will include comprehensive construction management services for a new stand-alone two (2) story classroom building at Bayside High School. The proposed building is approximately 52,000 square feet with a footprint of approximately 26,000 square feet. Exhibit 1 - Preliminary Schematics and Program Worksheet shows the general size, layout and scope of the project, but is subject to refinement as design progresses. The two story classroom building will be located approximately as shown on the attached map. (Exhibit 1) The existing portable classrooms will be moved in summer 2025. The District is using a prototype design by J. Travis Kerr Architecture LLC. The construction manager will be expected to work collaboratively with the designer during the preconstruction phase. The classroom building is being designed as a Risk Category III building meeting 160 mph wind speed with emergency generator connections. Procurement of fixtures, furniture and equipment will be coordinated with the District staff and may be included in the construction manager's contract to some extent. The Construction Management Firm will be engaged to support all phases of the project including pre-construction, design, permitting, utility coordination, bid review, submittal reviews, construction administration and post-construction services throughout the entirety of the project. The Construction Management Firm must be able to provide comprehensive bid reviews, establish a GMP, provide support to the entire scope of work including, but not limited to specialties such as civil, structural, interior design, mechanical, electrical, plumbing and landscaping. Construction is planned to start by January 2026 with building completion no later than June 2027. Alternative schedules will be considered. Construction will occur on an occupied campus. The construction manager will be required to coordinate their schedule with utility companies and FPL to ensure an orderly planned construction of the facility and support infrastructure. Final construction documents are anticipated in October 2025. The working budget is approximately $18-$21 million, depending on the mechanical system improvements that may be included in the project. The project funding plan will be finalized in the fall 2025. In order to facilitate coordination with the design team, the top-ranked respondent will be requested to submit a preconstruction services proposal within fifteen (15) days of notification of intended award. Note: Any further information about the proposed project will be provided to the short listed firms only. At this time the committee is strictly interested in the CM firms' qualifications to provide construction management services and their experience with construction of similar size and scope. Final construction documents are anticipated in October 2025. The working budget is approximately $18-$21 million, depending on the mechanical system improvements that may be included in the project.
