Provide a cost for the HVAC Maintenance and Cleaning at Montgomery Plaza, Memphis TN 38106. The work scope defines the pertinent tasks and instructions. The contractor shall be responsible for all materials, supplies, and equipment needed to complete all aspects of the scope of work. MHA requires all potential bidders to visit the job site, assess the existing condition, and provide a cost for a complete job. MHA reserves the right to award this project in its entirety, partially, or not at all. General Requirements: o At least 10 years of experience in HVAC Systems repairs, maintenance, and cleaning o Active licenses and surety bonds. o The Contractor shall provide all the necessary permits, insurance, and supervision for this project. The selected contractor performing the scope of work listed below shall be licensed as required by the State of Tennessee. Scheduled work hours shall be from 8am - 5pm, Monday through Friday. All potential bidders shall visit the site to gain familiarity. o The Contractor and MHA Project Manager shall inspect the existing conditions prior to start of work and document any concerns. o The Contractor must provide $1,000,000 minimum Comprehensive General Liability Coverage and $1,000,000 minimum Workers Compensation. Work Scope: o The Contractor shall inspect all HVAC systems on the property to included but not limited to: 1. Outside condensers 2. Furnaces 3. Supply and return vents. 4. Line sets 5. Thermostats o The Contractor shall make any necessary repairs ensure the systems are functioning properly. o The Contractor shall be responsible for cleaning the outside condensing units and the interior evaporator coils. o The Contractor shall replace all air filters. o The Contractor shall ensure that all HVAC units are operating efficiently before end of business each day. o The Contractor shall be responsible for ensuring all safety protocols are being followed while working on each individual HVAC system. o The contractor is responsible for always securing the construction work area and materials.
