contractors for structural improvements and the replacement of the existing roofing on the East Peacham Schoolhouse located at 1879 East Peacham Rd., Peacham, VT 05862. The East Peacham Schoolhouse Board was recently awarded a State Historic Preservation Grant through the Vermont Division for Historic Preservation (VDHP) to help support this project. As such, all work must be consistent with the VDHP-approved Scope of Work as outlined in the RFP and related project drawings. In addition, all work must comply with the Secretary of the Interiors Standards for Rehabilitation and reflect a historic preservation approach to the Project. Question Deadline 07/09/2025 Bidder Questions Estimated Bid Award: Tuesday, July 25, 2025 Bidder Interviews (if Required) Week of July 21-25, 2025 The intent of this Scope of Work outline is to provide a general overview of the scope of work and shall be reviewed in conjunction with the architectural drawings and specifications prepared by R. Edwards & Company (Montpelier, VT), dated June 23, 2025. STRUCTURAL IMPROVEMENTS 1. Remove all existing remaining fill at Basement (rear ell). 2. Remove and install new wood columns where indicated at Basement. 3. Assess and repair or replace existing 8X8 wood sill at south facade. 4. Reinforce existing 1st Floor framing. 5. Temporarily support rear ell as required, remove existing 1st Floor floor structure, and replace with new lowered* floor framing and sheathing. *The elevation of the new reconstructed 1st Floor floor structure at the rear ell shall match the existing elevation of the 1st Floor floor structure of the main building. 6. Remove existing Attic access stair at main building. 7. Reinforce existing Attic floor framing at main building. Due to existing historic ceiling finish (beadboard) at 1st Floor, all Attic floor framing reinforcements and roof framing reinforcements shall be completed from above, without the removal of the existing 1st Floor ceiling. 8. Install new pull-down Attic access stair. 9. Repair framing as required and add new roof sheathing to existing commode vent (non-operational) at rear ell. 10. Reinforce existing rear ell roof framing. 11. Reinforce existing main building roof framing. ROOF REPLACEMENT 1. Remove all existing asphalt shingle roofing and corrugated metal roofing. 2. Remove all existing underlayment and any layers of existing, non-historic, roof sheathing. Care shall be taken to ensure the retainment of the existing original horizontal board sheathing which shall remain. 3. Remove all existing metal roofing from commode vent at rear ell. 4. Make repairs as required to the existing original horizontal board roof sheathing. Where sections of horizontal board sheathing require replacement, match size and species of removed wood. 5. Repair existing wood framing at commode vent structure. 6. Repair existing wood framing at plumbing vent at main roof. 7. Install new rubberized asphalt underlayment to entire roof, including commode vent roof; affix to original horizontal board roof sheathing. 8. Install new galvanized metal flashing at all drip edges. 9. Install new galvanized metal step flashing at intersection of main building and rear ell; and at intersection of commode vent and rear ell roof. 10. Install new lead flashing at brick chimney. 11. Install new asphalt shingle roof at main roof and rear ell.
