CMAR services will revolve around the design and construction of the City's Reimagine Amphitheatre and Streetscape Project. Required CMAR services will revolve around the design and construction of the City's Reimagine Amphitheatre and Streetscape Project as it is more fully described in Section 1.1 below. The selected CMAR is expected to provide services to complete Phase I described in Section 1.1 below and services, in conjunction with the designer and the City, to develop the schedule and to construct Phase II describe in Section 1.1 below. The Project will include an amphitheater with a three-thousand (3,000) person seating capacity , a bandshell, a green room, a stand-alone restroom building, a stand-alone concession building, a stand-alone ticket booth building, necessary parking, a gateway entrance, a water feature, and a 0.75 mile streetscape that will include multi-use paths, lighting, landscaping, a roundabout, and realignment of an industrial park drive. The project will be constructed in two (2) phases. A phase III is anticipated. o Phase I will include demolition, tree removal, rock removal, and mass grading of the approximately 15-acre amphitheater site. o Phase II will include construction of the amphitheater facility and associated buildings, necessary parking, gateway entrance, water feature, infrastructure, streetscape, roundabout, and industrial drive realignment. Phase II scheduling in conjunction with the City and selected designer is an anticipated service for the selected CMAR. o Future Phase III will include two (2) multi-story mixed-use buildings along the frontage of Mall Boulevard.
