The tendered pricing for all bidders shall cover all costs associated with the service and repair responsibilities as described in this document. In general the work involved in this contract relates to the preventative maintenance, servicing and repairs to the complete HVAC systems for the NL Housing buildings located at 2 Canada Drive (Sir Brian Dunfield Building) and 30 Baie Verte Street (Maintenance Building) in St. John's, NL. Contractor shall provide all labour, material, Construction Plant and supervision to complete the work as described in the specifications, including but not limited to preventative maintenance, calibration, and repairs to the following systems: (a) Automatic Climate Controls; (includes all electronic and pneumatic controls) (b) Digital Distributed Systems Controllers (c) Chilled Water System and Related Refrigeration Plant; (d) Ventilation and Air Handling Equipment; (e) Computerized Facility Management Systems (f) Stand alone 5 ton AC Unit in Computer Room and dry fluid coolers located on the roof. (g) Remote Condenser Chiller servicing on inline AC Unit located in Computer Room (In Row RC Cooling System serviced by others) (h) Three (3) roof top AC Units located on the Maintenance Building. (i) All VAV boxes including linkages and associated components. A detailed description of the work to be performed is provided in Technical Conditions - Equipment Tasking Routines.
