The Scope of Work consists of installing a concrete architectural screen wall, painting of steel solar canopies with high performance coating, and all other Work indicated in the Contract Documents. The Scope of Work in this Subcontract includes all labor, material, tools, equipment, services, and supervision necessary to complete all work specified herein, in accordance with the Contract Documents, as described below. Provide all material, labor, tools, equipment, services and supervision as required to execute a complete scope of work as defined in the project drawings and specifications, and as described in this Bid Category. Included is the work as indicated in this Subcontract Description, the List of Drawings, the Miscellaneous Documents, Bidding and Contracting Requirements, General Requirements, General, Special, and Federal Provisions. The specification (spec) sections listed are for general guidance, are not to be considered exhaustive of all sections needed to complete this Bid Category, and do not relieve the bidder from full compliance with all contract documents. The Scope of Work for this project is to develop solar, battery energy storage system and controls that will generate 25% IND terminal's needs on-site that allows IND to remain operational and resilient during evening hours or times of power disruption.. The general scope of the Construction Manager as Constructor (CMc) services are anticipated to include, but not limited to: 1. The development of the Project Scope Budget for the Cost of the Work during the preconstruction phase including updates on a regular basis. 2. The development of the Overall Project Schedule and Project Scope Schedule and the management of construction activities to meet the project schedule. 3. Constructability reviews of the project design during its development and advise of possible alternative details that might improve schedule, cost and constructability. 4. Monitoring the design progress during preconstruction for adherence to the Project Scope Schedule. CMc shall advise the OWNER promptly if there are concerns over schedule slippage. 5. Development of a procurement plan in concert with the OWNER and the Designers of Record to include the preparation of bidding documents necessary to expedite the procurement process including phased packaging of construction work, early material orders, development of temporary work plans needed to be used while design is being completed. 6. Issuance of Bidding Documents in accordance with the State of Indiana public bidding regulations for all construction work. Award of the construction work to the lowest responsive and responsible bidder and issuance of construction contracts for the performance of the identified scope of work within the phased bid packages. 7. Prequalification of first tier subcontractors/bidders as the CMc deems necessary to meet project objectives. The prequalification process shall be approved by the IAA prior to issuance and comply with IC 5-32. 8. Pursuant to IC 5-32, the CMc can self-perform up to a maximum of 20% of the construction work if the IAA approves of the CMc's performance of the work and the CMc would be awarded a contract for the work under the applicable contract award standard. The CMc will be required to reasonably show that the cost of any work being performed by the CMc is less than what would be obtained through the lowest responsible and responsive bidder. 9. Coordination with the Designers to establish tracking methods for submissions, reviews and approvals of required contract drawings, submittals and schedules. The tracking methods are to be approved by the OWNER prior to implementation. 11. Development and management of a project safety program. CMc shall also comply with all FAA requirements and Advisory Circulars for performing work at an airport, comply with IAA work permit process, and any needed safety and phasing plans/programs applicable to the work. 12. The development of a computerized document management system, as approved by the OWNER, which the CMc shall upload all legible copies of project documents that are compatible and accessible from the OWNER'S computer software. 13. Formal written monthly reports distributed to the OWNER detailing project status of construction activities, potential impacts of observed schedule variances, proposed schedule recovery plans, status of submittals and Requests for Information (RFIs) and the project budget including any potential contract change orders or claims. The format of the monthly reports is subject to the approval of the OWNER. 14. Coordination with the OWNER and Engineer/Architect of Record to schedule weekly progress meetings and contribute in the preparation of the meeting minutes. 15. Maintenance of a project directory of companies who have or are working on the Project. Project directory to include the names and telephone numbers of key personnel and an emergency contact list. A copy of the most current project directory is to be provided to the OWNER for their use with each monthly report. 16. The CMc will provide a Guaranteed Maximum Price (GMP) to the OWNER at the earliest possible stage of the project design documents development. The OWNER currently anticipates the GMP will be provided near the 60% design stage.
