Renovation of a municipal facility in Mountain House, California. Completed plans call for the renovation of a municipal facility.
The Town Hall Facility is in Mountain House, located at 251 South Main Street. The tenant improvements are in the building. There are two components to the project: 1. An area of the first floor is identified for public safety. Programming and plans for first floor improvements have not been completed. Proposers shall include in their bids an allowance in the amount specified in Section IV below for design and construction of first floor improvements. 2. The second-floor scope consists of interior office improvements as shown on concept plans attached as Exhibit C. Proposers shall provide a Guaranteed Maximum Price for the final design and construction of the second-floor interior improvements. The City of Mountain House seeks a project team under a single, responsible prime consultant ("Prime Consultant"). The City will only enter a contract with the Prime Consultant. The Prime Consultant will furnish the Project Manager and assemble a team with all the necessary architectural, engineering and construction disciplines to complete the scope of services. The selected Prime Consultant shall be guided by the requirements of the attached drawings and shall coordinate its work with the City of Mountain House ("City") and with other team members. The team, as directed by the Prime Consultant, will prepare all necessary applications for permits and approvals, provide final design drawings, construction specifications, final construction contract documents, construction, and construction administration. The scope of tenant improvement work on the second floor includes the construction of new private offices within existing Open Office Room TH233 and Engineering Room TH226, and the enclosing of Room TH246 by a new partition wall to create a meeting room. The concept plans (Exhibit C ) describe the preferred layout of the new offices and meeting room. It shall be the Design-Builder's responsibility to finalize the design of the tenant improvement including adjustments and alterations to electrical, telecommunications, mechanical (HVAC), and lighting systems within the area of work. All improvement work shall be consistent with and of the same or higher quality than the existing building construction and systems. Plans and specifications for the existing building are provided to Design-Build Proposers for reference and represent the basis of design for all products and systems, as applicable. Wherever possible and practicable, new products and systems installed as part of this project shall match the existing products and systems. CAD files of the concept plans will be made available to the selected Design-Builder.
