Elastomeric Roof Coating - West Side Career & Technology Center Each bid must be accompanied by a Bid Security that shall not be less than ten percent (10%) of the amount of the Total Base Bid, a Non-Collusion Affidavit of Prime Bidders and Statement of Bidders Qualification The successful Bidder will be required to obtain a 100% Performance Bond and 100% Labor and Material Payment Bond . All coating work for Fall 2025 shall conclude on or before October 15, 2025. As weather permits, the project will recommence in Spring 2026 and shall reach final completion no later than June 30, 2026. Bid date notes : Sealed envelopes shall be clearly marked SEALED BID FOR ELASTOMERIC ROOF COATING WEST SIDE CAREER & TECHNOLOGY CENTER. The owner reserves the right to reject any and all bids and to waive informalities in the bidding. Bids may be held by the Owner for a period not to exceed thirty (30) days from the bid due date, during which time prices shall remain firm. any questions may be directed to the owner's consultant for this project: cari a. jacob, rro mark j. sobeck roof consulting, inc. 161 main street, suite 300 luzerne, pa 18709 phone 570-436-4059 email cari.jacob@marksobeck.com BASE BID (Entire Roof and Wall Coating System) ALTERNATE #1 (Entire Roof - Roof Coating System, only) Contractors shall verify and thoroughly inspect existing building, grounds, job conditions, all dimensions, deck slopes, deck transitions, roof penetrations, rising wall conditions, tie-ins, edge conditions, etc. prior to submitting a bid. Contractors shall bring any discrepancies to the attention of the Roof Consultant, in writing, no later than three (3) days before the bid due date. Contractors will be required to e-mail daily "real-time" job condition photos to Consultant by smart phone. Unforeseen conditions will be reviewed with the Roof Consultant by video conference, via FaceTime or Skype, when necessary. Smart phones must be equipped with such applications for video communication. New coating materials herein specified and noted are those manufactured by Acrymax Technologies, Inc., or approved equal. All reinforcing fabrics and coating materials must be by the same manufacturer. All coating specifications and drawings as noted herein shall be in accordance to Base Bid specifications: Provide manufacturer's fifteen (15) Year Labor and Material Watertight Warranty. All precautions shall be taken, including in the storage and transport of materials, to protect the surrounding existing and newly coated roof from damage during installation. Contractor shall protect all adjacent existing surfaces from damage during the course of work. All materials and tools stored on existing roof surfaces shall be set on plywood sheets or thick rubber "cow" mats to prevent damage to the existing roof surface. No storage of tools, debris, or new materials is permitted on any newly-installed roof area or roof areas not included in this Scope of Work. Contractor shall repair any damage made during the course of coating at no cost to the owner. ROOF REPAIRS 1. Saturated Roofing Material - Repairs: Ten (10) wet areas of roofing materials were observed during an Infrared Scan - approximately 605 square feet. See Drawing R-2. Roofing Contractor shall remove and properly dispose of the existing wet roofing materials down to the existing gypsum deck. Over the gypsum deck, Roofing Contractor shall furnish and install new loose-laid 6-mil poly sheeting as a separator layer to prevent moisture from migrating into the new roofing materials. Over the plastic sheeting, furnish and install new 1/16" per foot slope "InsulBase" polyisocyanurate insulation, with standard paper facers, to match existing roof thickness and slopes. Field Verify. Mechanically-attached to the gypsum deck at a rate of one (1) fastener per every four (4) square feet. Over the new insulation, furnish and install new fully-adhered non-reinforced .060" EPDM rubber membrane in Cav-GRIP III adhesive. Existing EPDM membrane shall be secured with 2" diameter seam plates and fasteners 6" oncenter around each repair area. New .060" EPDM rubber membrane shall be spliced to the existing field membrane, to remain, with 6" wide seam tape and low-VOC EPDM primer in a complete watertight manner. 2. Partial Gym Roof and Deck Replacement: A section of roof blew off the gym and the existing gypsum deck was replaced with new steel decking. Due to desired aesthetics and sound absorption inside the gymnasium, this section of roofing, approximately 2,226 square feet, including the steel deck, is to be replaced. See Drawing R-2. Roofing Contractor shall furnish and install 1" thick polyisocyanurate insulation, plywood, plastic sheeting, tarps, etc. over the gymnasium floor to protect it from falling debris. Any and all damages to the gym floor shall be repaired and/or replaced by the Roofing Contractor at no cost to the Owner. Roofing Contractor shall perform a gypsum deck replacement in accordance to the notes stated below and as required by the National Roof Deck Contractors Association - Gypsum Roof Deck Repair/Replacement Procedures. (document attached) a. Roofing Contractors shall furnish and install new steel bulb-tees between the web-joists to match the existing bulb-tee configuration. Field Verify. Furnish and install new 1/2 " thick DensDeck form board within the new bulb-tees. b. Deck replacement area shall be completely filled with new USG United States Gypsum manufactured SECUROCK gypsum-concrete patch and wire mesh. Contractor shall include all necessary wire mesh, form boards, etc. as required and as noted in the attached Gypsum Roof Deck Repair/Replacement Procedures from the National Roof Deck Contractors Association. Contractor shall provide all temporary roofing and interior protection as required to keep the building dry during the gypsum pour and curing period. d. Deck replacement shall be done by a company specializing in deck remediation with minimum 5 years' experience.
