The Work consists of the following: a. The construction of new elevator towers at Oak and Laurel Halls. This includes the conversion of an existing stair tower into new elevator lobbies. New elevator shafts will be constructed as a small addition outside the converted stair towers. The shaft exterior will be constructed to match existing adjacent finishes. The site and landscaping will be reconstructed to match existing. Work also includes all structural, mechanical, electrical, plumbing, fire alarm and fire protection as outlined in the contract documents. b. The scope of work shall not be limited to what is specifically called out on the drawings and/or specifications, but shall include any and all demolition, temporary work, protection of stockpiled materials for re-use, dewatering, cutting and patching, temporary protection and shoring, and all work as required to accomplish the intended construction. c. The contractor will be permitted to conduct their building surveys once the letter of award isContractor shall also begin the submittal process. d. Contractor must outline in their bid any long lead items that may impact their ability to meet the deadlines of the schedule. Failure to advise of long lead items shall preclude Contractor from right to additional time and/or costs associated with such delay. e. Rowan University has submitted the Plans and Specification to The Department of Community Affairs (DCA) for the Plan Review Process. f. Contractor is responsible for submitting and securing all necessary permits to complete the work. Costs for permits shall be paid by Contractor through the project allowance (if applicable). g. Bid shall include all work shown on the Contract Drawings, Technical Specifications, and other documents issued under this IFB. h. Contractor must follow all OSHA and Rowan safety guidelines and procedures. i. Contractor shall Schedule and Coordinate all work activities with Rowan University. j. Contractor must bid the project to meet the schedule outlined in the bid documents which may include weekend and/or shift work. Contractor must staff the project accordingly to meet the schedule since the end date is firm. Rowan will not entertain change orders for contractor's inability to meet this schedule or time extensions. k. Contractor is responsible to schedule and manage all required inspections, including but not limited to Final Certificate of Occupancy inspection. l. Contractor is required to maintain a clean job site and to turn over the building back to the owner in the condition it was received. m. Contractor is responsible to perform final cleaning prior to Final Turn Over and Owner's Final Acceptance. n. Space within the existing building is limited and exterior storage options should be considered. The general contractor shall include in their bid storage requirements for elevator equipment and coordinate all storage requirements with elevator manufacturer/installer. o. Building access: Elevator equipment access into the first floor of the building shall be through an existing single 33" wide door located at grade and directly opposite the proposed elevator shaft. Existing door, frame, hardware, and adjacent construction shall remain. Protect all surfaces and hardware from damage during construction. Patch, repair, or replace items if damaged during construction to match existing.
