Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a multi-residential development.
The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit) and all other incidentals required to complete the work items listed below as requested by HABC, in accordance with all applicable federal, state and local regulations. Fix completion date of 30 days upon Notice to Proceed date. The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit) and all other incidentals required to complete the work items listed below as requested by HABC, in accordance with all applicable federal, state and local regulations. 815 Webb Ct 2 Bedroom - 2nd Floor General: :( ALL SUPPLIES ARE TO BE SUPPLIED BY CONTRACTOR UNLESS STATED OTHERWISE) 1. Remove and properly dispose of all trash - hazardous material, furniture and miscellaneous items in the unit. 2. Contractor is to supply dumpster or dump truck to remove bulk trash and dispose of properly 3. Supply and install all new window blinds (2 inch faux wood blinds) 4. Remove all existing appliances and range hood 5. Abate any mold observed throughout unit 6. Supply and install closet shelving/rod 7. Supply and install wood handrail with brackets 8. Clean behind all Radiators 9. Final cleaning of entire unit to make ready for occupancy including cleaning behind radiators and waxing floors upon exiting unit for turnover to maintenance dept. 10. Ensure unit is ready for Lead inspection upon completion _ If any conditions outlined in the invitation for bid are not met the unit will not be accepted by site staff Kitchen: ( ALL SUPPLIES ARE TO BE SUPPLIED BY CONTRACTOR UNLESS STATED OTHERWISE) 1. Supply and install Broan #4100 range hood (Black) 2. Close off existing wall fan and wire new range hood where applicable. 3. Install Range hood light bulb 4. Supply & Install severe use wood base and wall cabinets "Magnolia Cabinetry Harvard in 'Honey'" ( Or similar color) 5. Insure toe kick is installed under cabinets 6. Install Postformed Wilsonart Black Granite Laminate countertops 7. Supply and install heat shield/backsplash for stove 8. Appliances are to provided by Housing and installed by contractor. 9. Contractor will supply and install new gas supply lines on all gas appliances Bathrooms: ( ALL SUPPLIES ARE TO BE SUPPLIED BY CONTRACTOR UNLESS STATED OTHERWISE) 1. Supply and install Vanity Cabinet w/ vanity bowl and faucet (18 inch - 2 piece combo white) 2. Replace Tub 3. Supply and install ceramic tile tub wall to ceiling (Tile 12x24 color- white and grey or black marble) 4. Wrap window well and sill with same tile as wall 5. Supply and install One (1) new elongated toilet /w toilet seat (Seasons Raleigh All In One) 6. Supply and install New Medicine Cabinet with Mirror 7. Supply and install all new bathroom accessories, (towel bar, soap dish, toothbrush holder shower pole-attached) non-UFAS Mechanical / Plumbing: : ( ALL SUPPLIES ARE TO BE SUPPLIED BY CONTRACTOR UNLESS STATED OTHERWISE 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Check and inspect Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair (if necessary) Drain, Water & Vent (Bathroom and Kitchen, toilets) 4. Replace washing machine outlet box and valves 5. Replace all water shut off valves 6. Install New shower diverter ( Delta R10000-UNWS) and trim package (Delta rp19809) 7. Ensure all pest entry points are sealed ( walls and around plumbing, behind radiators, under cabinets etc..) Electrical: ( ALL SUPPLIES ARE TO BE SUPPLIED BY CONTRACTOR UNLESS STATED OTHERWISE) 1. Replace all light fixtures with LED integrated light fixtures 13 inch kitchen - 11 inch hallways. 2. Supply and install 10yr sealed smoke detector in each bedroom. CO/Smoke Combo in hallway and kitchen area 3. Replace all switches and receptacles / w plates throughout unit (White) 4. Inspect electrical panel for gaps or missing breakers Replace or Repair 5. Install Ceiling fans in all bedroom(s) and living room (52 inch Seasons LED Brushed Nickel # 323157592 or equivalent size and style) 6. Remove all electrical raceway and install conduit and surface mount boxes for outlets ( 20 Amp ) 7. Install conduit and outlets to power stove and range hood Doors & Windows: ( ALL SUPPLIES ARE TO BE SUPPLIED BY CONTRACTOR UNLESS STATED OTHERWISE) 1. Supply and install solid core two panel arch top door(s) with knob hardware on existing frames 2. Repair or replace windows in unit ( Broken panes, locks, and balances) - If window cannot be repaired the contractor is to supply and install a completely new window *( Check all windows during site visit for repairability.) 3. It is the responsibility of the contractor to check all window conditions prior to submitting bid during site visit 4. Supply and install new exterior door(s) and hardware - Metal exterior door and frame - HD Wood-Edge High Definition Steel entry door 5. 2 inch Faux wood blinds - White Painting/Drywall Repair: ( ALL SUPPLIES ARE TO BE SUPPLIED BY CONTRACTOR UNLESS STATED OTHERWISE) 1. Supply all materials to Paint the Entire Units to Include: _ Walls and ceilings shall be painted with two finish coats eggshell latex. _ Kitchen and bathroom walls & ceilings, and all doors and door jams shall receive a semi-gloss final finish coat. _ The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. _ Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). _ The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules. _ Ensure that all exterior railings, awnings, and walls to unit and both adjacent units left and right have no peeling flaking or chipping paint. 2. Paint all doors, trim, and window frames with semi-gloss or DTM paint 3. Paint all radiators with DTM paint- White *If the radiator is missing a cover the contractor must manufacture one to cover the top. 4. Flooring: ( ALL SUPPLIES ARE TO BE SUPPLIED BY CONTRACTOR UNLESS STATED OTHERWISE) 1. Remove existing flooring-Supply and install Lifeproof Rigid Core Luxury Vinyl Flooring 5mm in Pelican Gray or equivalent thickness and color throughout entire unit 2. All floors must be level before applying flooring. 3. Supply and install vinyl stair treads in unit where necessary 4. Supply and install new six-inch wood base and quarter round shoe molding throughout entire unit & paint simi gloss white.
