The intent of this Request for Prequalification is to pre-qualify contractors to provide Heating, Refrigeration and Air Conditioning ("HVAC") Services to all City departments. Background Much of the City's HVAC systems are antiquated and in need of repair and replacement. About 75% of all City's HVAC equipment is the original equipment that has passed its intended life expectancy by many years. The City is in dire need of replacing many systems such as chillers, boilers, roof top package units, IT server room units, split systems, pumps, motors and some piping needs. The City has many chillers that are over twenty-five (25) years old. The City has original HVAC controls (over 30 years old) for some of the most critical buildings, such as City Hall, School Administration Building and many others. Parts for these control systems are often difficult to find. Question Deadline 07/28/2025 at 2:00 PM ET Only contractors prequalified under this Request for Prequalifications will be eligible to submit bids for the upcoming Invitation for Bids (IFB) for on-call citywide HVAC services. The IFB will result in up to five (5) contractors who will be able to respond on short notice to perform emergency repairs, routine service work, preventive maintenance work, equipment replacement and small projects at City facilities. The term of the contract resulting from the Invitation to Bid will be five (5) years, however, the resulting agreement will not guarantee any work to be performed or minimum of hours to be used during the contract term.
