Renovation of a multi-residential development in Pensacola, Florida. Completed plans call for the renovation of a multi-residential development.

The rehabilitation of this owner-occupied, single-family, residence is to make the home safer, more energy efficient, and easier to access within the provisions of federal, state, and county laws and ordinances and the SHIP repair program. The rehabilitation of this home will include the following tasks as outlined below and the repaired areas are to match as close as possible to their existing surroundings. If additional tasks beyond those included in this scope are discovered, then additional funds may be allocated. Before any additional work is performed, written county approval will be needed. There is no federal funding for this project. 1.ROOFING: Remove existing roof covering down to the decking and replace any deteriorated or damaged decking with like, kind, and quality of existing materials. Repair or replace any damaged roof framing to include rafter tails, rafters, and barge rafters. Refasten and certify decking attachment. Install a peel and stick underlayment water barrier. Replace the existing drip edge with a new metal drip edge. Install new slant-back vents, replace gas vent caps and all flashing as required. Replace all boots with new lead, EPDM, or metal boots. Install 30-year architectural (CertainTeed Landmark or equivalent) roof shingle as per manufacturer's specifications and/or a self-adhering modified bitumen roof system to any low sloped areas as per the Escambia County Building Code. Then install new shingle over the ridge vents. Budget 320 square feet for damaged decking replacement and install hurricane clips if they are missing. Trim any trees over hanging roof to clear roof by approximately 10' and remove all debris from site. Repair or replace any damaged fascia and soffit with like material and match the finish as close as possible. Photographs are required for all stages of construction. Roof total $____________ 2.PLUMBING: Replace the two vanity cabinets and replace them with pedestal sinks as per the Escambia County Code. Replace the existing kitchen countertop with square-edge laminate tops, including 4" side and back splashes to match the existing configuration. Install a new kitchen sink faucet with sprayer, 3/4hp garbage disposal and stainless-steel double bowl sink. Replumb the supply line to the rear bathroom. Install all new _ turn brass valves on fixtures, new braided supply lines, and replace any old piping and fittings associated with this repair. Plumbing total $_____________ 3.MECHANICAL: Install a new matching HVAC system, to include the condenser and handler as per the Escambia County Building Code. Repair or replace the existing ductwork only as needed. Repair or replace the return air grills and registers. Install a new air filter. This unit must meet state energy efficiency rating guidelines. Install a new digital thermostat control. Mechanical Contractor to provide NED with a Manual J to support unit size installed. Correct any issues with the HVAC closet. Mechanical total $______________ 4.WINDOWS: Replace the existing windows with new single-hung/slider vinyl impact windows as per the Escambia County Building Code. These units are to be complete with trims, screens, and low-e glass. Repair any windowsill or buck that are rotten or damaged. Windows total $_____________ 5.INTERIOR DRYWALL: Repair all drywall surfaces that are damaged or incomplete. Repaired areas are to match as close as possible to existing surrounding areas. Interior wall repairs total $______________ OPTIOINAL - SCOPE & PRICING TABLE 6.SIDING: Remove the existing rotten or damaged siding only as needed, install a moisture barrier, then install new, standard, vinyl lap siding as per Escambia County Building Code. This is to include all cornered ends, necessary flashings and j-channels around the window and doors. Siding total $________________ 7.FLOORING: Remove existing flooring and prep floors. Install new LVP floor per manufacturer's instruction, include a moisture barrier as needed. Pattern and color are to be determined by the homeowner. Include matching transitions strips where needed, repair or replace any missing base or shoe moldings, then caulk and paint.
