Site work, paving and new construction of a mixed-use development in Mount Ayr, Iowa. Completed plans call for site work for a sidewalk / parking lot; for the construction of a 12,000-square-foot pre-engineered storage facility; pre-engineered storage facility; for paving for a sidewalk / parking lot; and water / sewer project.

The Project is located on the property of 1001 E Columbus Street, Mount Ayr, IA 50854 and consists of new construction of a 12,000 square foot pre-engineered metal building (PEMB), site work, new utilities, aluminum storefronts and windows, site paving/sidewalks, casework, grind and polished concrete, overhead doors, plumbing, fire suppression, HVAC, and electrical work. This issuance will be for the pre-engineered metal building (PEMB) furnish and install bid package only. All other bid packages will be released in a future bid letting. Doc Note - Bidders may obtain Bidding Documents at the office of the Printer, Beeline and Blue, 2507 Ingersoll Ave, Des Moines, Iowa 50312, by calling 515-244-1611 or through their On-line Plan Room from 8:00 AM until 5:00 PM, Monday through Friday, in accord with the Instructions to Bidders, upon depositing the sum of two hundred and fifty dollars ($250.00) for each set of the documents. Checks shall be made out to Estes Construction. The entire deposit will be refunded within fourteen (14) days after the award of the Project upon the return of the Documents, in reusable condition, to Beeline and Blue. If shipping is required, there will be a non-refundable fee required for each set shipped. The cost shall be determined by Beeline and Blue based on the size of the project. Checks for shipping shall be made out to Beeline and Blue. No Pre-Bid conference will be held for this scope of work. Following the bid date, Estes Construction will conduct Post Bid Reviews with the responsible low bid package contractor on 08/8/2025. Work on the Project shall commence as soon as possible after award of the Contract with material submittals and procurement, mobilization to site on 10/23/2025 for sitework and utilities. Project is scheduled to be substantially complete on 3/19/2026 as outlined in the specifications. The final completion date will be on Wednesday, April 21st, 2026, with Final Acceptance to be no later than ninety (90) days after substantial completion. Each Bidder' shall accompany its bid with bid security in a separate, sealed envelope as defined in Iowa Code Section 26.8, as security that the successful Bidder will enter into a Contract for the work. The Bidder's security shall be in an amount equal to five percent (5%) of the amount of the bid and shall be in the form of a cashier's check or a certified check drawn on an FDIC insured bank in Iowa or on an FDIC insured bank chartered under the laws of the United States; or a certified share draft drawn on a credit union in Iowa or chartered under the laws of the United States; or a Bid Bond on the form provided in the Contract Documents with corporate Surety satisfactory to the Board of Directors of Mount Ayr Community School District. The bid shall contain no condition except as provided in the specifications. Bid security shall be made payable to Mount Ayr Community School District. The successful Bidder will be required to furnish within ten (10) days of the award proof of insurance if required by the Bid Documents and a Performance Bond and Labor and Material Payment Bond both in an amount equal to 100% of the Contract Price and in accordance with other requirements outlined in the Bid Documents. Minority and Targeted Small Business participation is encouraged. Bidders shall make a good faith documented effort to encourage the participation of Certified Iowa Targeted Small Business in accordance with the Code of Iowa. The Board of Directors may make the contract award to the lowest responsive, responsible bidder meeting specifications.
