This project consists of the build-out of 4,055 sq. ft. ofvacant space on the second floor of the build ing andreno va tion of 725 sq. ft. of the second floor wait ingroom into addi tional ther apy offices. This project alsoincludes 1,602 sq. ft. of reno va tion of the first floorspace to create wait ing and recep tion room space. All bids offered must be accom pa nied by a Bid Bond,in an amount not less than ten percent (10%) of theaggre gate of the Base Bid and all Alter nates, madepayable to the Owner as a guar an tee that if the Bid isaccepted, a Contract will be entered into and theperfor mance of the Contract is prop erly secured. 7 Bids may be held for a period of ninety (90) daysfrom the date of bid open ing for the purpose of reviewing the Bids and inves ti gat ing the qual i fi ca tions ofBidders prior to award ing the contracts. The Success ful Bidder shall furnish suffi cient insurance of guar an tee of indem nity to the Owner, Architect, and Construc tion Manager against any and allclaims which might arise for damages to persons orprop erty due to the negli gence of himself, his employees or agents during the construc tion of said improvements and after the said improve ment has been finallyaccepted as complete by the Owner. The owner reserves the right to (1) accept Bidder'sBase Bid or portions thereof, (2) accept any one ormore of the Bidder's Alter nate Bids, in any orderregard less of the order in which they are listed, (3)reject any and all Bids, (4) award contracts basedupon its inves ti ga tion of Bidders, as well as acceptance of Alter nates, all of which the Josse lyn Centerdeems to be in its best inter ests, and (5) waive anyinfor mal i ties or minor irreg u lar i ties in Bids and waiveminor irreg u lar i ties or discrep an cies in the bidding proce dure, all at the owner's discre tion.
