The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. - The purpose of the ITB is to establish a Contract for repair the exterior of building 315 at Portland Air National Guard, Portland Oregon, for the benefit of Oregon Military Department ("OMD"). The Work contemplated under this Contract includes all labor, materials, transportation, equipment and services for, and incidental to, the completion of all construction Work in connection with the project described in the ITB and Contract Documents. - Bldg 315 exterior repiar at Portland Air National Guard. FINAL COMPLETION: 180 calendar days from issuance of Notice to Proceed 1. Project general requirements and miscellaneous costs associated with the completion of the work shall include, but not be limited to, demolition and disposal, water damage remediation, wall cladding rehabilitation, window rehabilitation, roof rehabilitation, and project clean up. 2. Carry pricing for appropriate supervision, project management, and office services. Provide required on-site temporary office, material storing and staging, full-time weather protection, scaffolding, staging and access, temporary shoring, temporary fencing safeguards, pedestrian protection, work facilities, construction offices, utility cost, security submittals, RFI's, mock-ups, and project progress meetings. Maintain a set of record drawings as part of the work. 3. Contractor shall provide an organizational chart with the proposal for staffing the project. Staffing must include a Project Manager, and a full-time Site Superintendent that is responsible for trade coordination and quality control. 4. Carry costs for performance, payment bonding, CGL Insurance, and other overhead costs. The Contractor shall submit as part of the proposal proof of liability insurance and sufficient bonding capacity to cover the project. 5. Contractor to supply dumpsters and fees necessary to complete the project. 6. Provide necessary preparations and site mobilization costs to perform the Work within the base cost. 7. Take reasonable steps to control odors and volatile organic compounds (VOCs) originating from the application of wall and waterproofing membranes, primers, sealants, and other odorous construction products. Advise the Client in advance of the application of such products so that residents have an opportunity to seek accommodation elsewhere if necessary. 8. Metal fasteners and connectors shall have sufficient corrosion resistance to correspond to the expected service life of the materials, components, and assemblies they are affixing. Metal fasteners shall have minimum of hot-dipped galvanized, stainless steel, or be otherwise coated to pass a minimum 1500-hour salt-spray when evaluated in accordance with ASTM B117. 9. The scope describing Water-Managed Exterior Insulation and Finish System (EIFS) in this section is applicable to all exterior walls. 10. Remove and dispose of the existing EIFS system, accessories (vinyl closures, control joints, etc.) fasteners, existing water-resistive barriers, flashing membranes, to expose the underlying wall sheathing. 11. Remove and dispose of the existing metal panel cladding system to expose the underlying wall sheathing.
