Cost Range: $8,000,000 - $12,000,000 Proposed project is for the pre-construction and construction-phase services through the construction manager-at-risk delivery method in connection with the design of a new 25,000 square-foot restaurant and live entertainment venue in the Convention District of downtown Houston, Texas. The CMAR selected as a result of this process shall, initially, provide pre-construction schematic design and design development services in collaboration with HFC and an architect selected by HFC. These services will include, but not be limited to, estimating of partially-complete documents; projected construction scheduling; constructability reviews of the documents mitigate construction change orders; and early procurement of long-lead items. providing pre-construction and construction-phase services through the construction manager-at-risk delivery method in connection with the design of a new 25,000 square-foot restaurant and live entertainment venue in the Convention District of downtown Houston, Texas (the "Project"). The construction phase is expected to be 18 months to achieve substantial completion; the start date will be developed once the architect has completed the design and the construction manager has been engaged. While a more precise budget will be developed commensurate with the scope of the design, HFC estimates the project will cost 8-12 million, inclusive of design fees and construction of the venue, landscaping, and parking.
