Diamond Oaks RTU Replacement Phase 2 Last questions for addendum are due before 5:00pm on Friday, August 22, 2025. Technical questions regarding the Project or Bid Documents are to be submitted to the Architect's office, attention Dwayne Boso (dboso@msaarch.com ), MSA Architects. The Work of Project is defined by the Contract Documents and consists of but is not limited to the following: 1. Background: Existing HVAC and HV units on the Scarlet and Diamond Oaks buildings were installed in the late 1990's, with adapters on the original concrete roof curbs. The replacement units were manufactured by Engineered Air, are R-22 compressors for AC, are gas for heat and are nearing the end of their service life. Scarlet Oaks phases 1 & 2 have been completed. Phase 1 on the Diamond Oaks campus is in construction and due to be complete in August. This project is Phase 2 on the Diamond Oaks campus. 2. The units under Diamond Oaks Phase 2 are HV units and include gas heat. Two of the units are smaller in size than the previous units and the remainder are are generally likefor-like replacements in heating and ventilating capacity. The units are part of this contract to be provided by the Contractor and are NOT being prepurchased by Great Oaks. This contractor is to purchase, and receive the units, protect and stage them for installation, and install them after school is out in May of 2026, but before the substantial completion date. 3. Space onsite is limited until classes end May 29, 2026 and units cannot be staged on site until after classes are out. Contractor is to receive units in their rigger's yard, protect them from damage and transport them to site as they are prepared for installation. Contractor may elect to prepare units for installation while in the yard including installation of controls. Owner may consider other suggested options for storage/staging of units proposed by the Contractor. 4. The replacements are anticipated to be similar in size to the existing units with the exception of the two downsized HV units. Contractor is to coordinate and include curb replacements or modifications necessary to install the units based on the units the Contractor chooses from the approved manufacturers. The electrical loads for the new HV units may require increasing the wiring and electrical components in the existing building which support the units. Gas for these units is assumed to be adequate, and the branch including drip leg/valve/strainer/regulator assemblies are to be replaced. However the connection points may differ and this contractor is responsible for the rerouting of piping, electrical and condensate required for proper connection. Routing of the gas piping is to be clear of all access doors, intakes, electrical and meet code. 5. The intent is that all of the units replaced under the scope of this project are to be from the same manufacturer. They are not required to be Engineered Air. 6. There may also be locations where existing equipment is to be removed, and the openings insulated and capped, and there are locations where ductwork modifications are to be made on ductwork. Supply risers to the units are indicated to be replaced to make sure the ductwork properly connects to the units. Documents indicate extent of replacement anticipated. 7. Work includes opening ceilings as required to install ductwork, disconnect and connect units, make ductwork modifications, replace electrical wiring and conduits, install new wiring and conduits for indicated units. Removal and reinstallation of ceilings includes Each bid shall be accompanied by a bid guaranty and contract bond for the sum equal to the sum total of the bid including all add alternates, or ten percent (10%) certified check or letter of credit. No bidder shall change or withdraw their bid for 60 days after the date of the bid opening. The Board of Directors of the Great Oaks Career Campuses reserves the right to accept or reject any, or part of any, or all said bids and waive any informalities.
