Detention Pond and Infrastructure Improvements Scope The Rockwall Economic Development Corporation (REDC) in conjunction with our Engineering Firm, Kimley-Horn, is pleased to invite qualified contractors to submit confidential bids for the Detention Ponds and Infrastructure Project at the three REDC properties. Contractors will be required to bid the entire scope of work to be included for consideration. Enclosed for your review are the following documents to guide your submission: Detention Pond and Infrastructure Contract Information 1661 Ridge Road Construction Plans La Jolla Pointe Drive Construction Plans Technology Park Pond Construction Plans. If you have any questions during the bidding process, please utilize an RFI form and send via email to our Kimley-Horn Engineer, Todd Martin todd.martin@kimley-horn.com and copy REDC VP, Shannon Foltz sfoltz@rockwalledc.com Scope of Work of the Contract includes: Project One (1) - La Jolla Pad Grading and Detention: Mass grading to establish two (2) building pads - approximately 20,000 square feet and 13,000 square feet and one parking garage pad of approximately 28,000 square feet. The pad locations and sizes generally align with the footprints shown on the La Jolla Pointe Drive Concept plan dated November 2023. Full construction of the remaining half of the Carmel Circle Roadway section along site frontage, including public pavement, storm drainage, and sidewalks. Sidewalk improvements will only be installed along Carmel Circle. Expansion of the existing detention pond, demolition of the existing culverts under La Jolla Pointe Drive, and installation of new box culverts under La Jolla Pointe Drive to accommodate runoff from future development. Installation of trees and temporary irrigation as per design documents Project Two (2) - 1661 Ridge Road Detention Pond and TxDot Improvements Construction of three TxDot-compliant deceleration lanes, two full driveway buildouts and the expansion of the northmost existing driveway to improve access to the site from Ridge Road. Development of a new detention pond to serve future drainage needs for the Subject Site. Project Three (3) - Technology Park Pond Detention Pond Improvements Demolition to fill in the existing temporary detention pond to improve developable acreage. Construction of a proposed regional detention pond to manage runoff for adjacent REDC tracts. Installation of associated storm drainage infrastructure to ensure proper stormwater conveyance. Installation of landscaping around the detention pond to adhere to the City of Amended Landscape Site Plan currently being reviewed by the City of Rockwall.
