Renovation of a medical facility in Richmond, Indiana. Completed plans call for the renovation of a medical facility.
Preventative Maintenance for Air Conditioner System The Contractor shall provide all labor, materiel, and supervision for preventative maintenance service, including the start-up and shut-down services, as specified herein. The work shall be bid as an annual lump sum amount invoiced in arrears in four (4) equal payments. The successful contractorshall be available to provide Emergency Services at an additional cost to the contract. B. The Contractorshall furnish all labor, materiel and supervision required to maintain, in optimum operating condition, each device of the Air Conditioning System(s). Services shall include, repair and replacement of parts, components and devices, inspection, calibration, cleaning, and lubrication pertaining to the efficient operation of the system(s). D. The minimum number of planned inspections and maintenance shall be four (4) except asindicated in Item "O" of the Maintenance Checklist as coordinated with the Institution Physical Plant Director. E. Each preventative work period shall be prescheduled and directed from a maintenance management program initiated and maintained by the Contractor. The program may be computer directed, or manually operated. A copy of this schedule shall be in the hands of the Physical Plant Director prior to the commencement of any work. F. All work shall be performed in the presence of an Owner Representative who shall sign documentation provided by the Contractor that the work is complete. The signature of the foreman of the crew performing the work shall also appear on this documentation. G. A report shall be furnished to the Physical Plant Director within 14 days after each examination or Emergency Service and indicate the scope of work performed, conditions requiring further attention and the name of the Owner Representative present.
