Demolition of two existing restaurant structures and construction of a seven-story, 103-unit affordable housing development at 2323 Westwood Boulevard in West Los Angeles As of December 15, 2026, this schematic design is complete for this project. Information regarding a bidding timeline has not been determined. Although a firm timeline for construction has not been reached, it will not begin prior to July 2026. ----------------------------------------------------------------------------------------------------------------------------------------------------------------- UCLA requests a written response to this Request for Qualifications (RFQ) to select a Consultant to assist the University with Project Management (PM) and Construction Management (CM) tasks for the UCLA Research Park East Core and Shell Improvements Project, No.940041.01, with the potential for continued services through future Tenant Improvement phases as well as work related to the development of Research Park West. Questions related to the submission structure should be emailed to Liliana Martinez at Lmartinez@capnet.ucla.edu At the end of 2023, UCLA acquired the former Westside Pavilion shopping mall, a 760,000 gross square foot (gsf) property on 9.2 acres, 2 miles south of the Westwood campus, to create the UCLA Research Park. The site encompasses the southeast and southwest corners of Westwood and West Pico Boulevards, with UCLA Research Park East at 10800 W. Pico Boulevard and UCLA Research Park West at 10850 W. Pico Boulevard, Los Angeles, CA 90064. The two buildings are connected by an enclosed pedestrian bridge spanning Westwood Boulevard. The UCLA Research Park aims to unite scholars and industry experts worldwide to create a nexus for discovery and innovation whose benefits will be felt across Southern California and beyond. The University has recently completed a master plan for the site and is embarking on a core/shell and common areas improvements project to enable the UCLA Research Park East to support biomedical research and quantum physics laboratories that will be built in one or more subsequent tenant improvement projects. The proposed Core and Shell Improvements project will flood proof the basement levels to enable them to support program space, stiffen the structure to meet vibration criteria for physics and biomedical research labs, make base upgrades to the existing mechanical, electrical and plumbing systems to allow for future phased tenant improvement projects, and build common areas such as an entry lobby, restroom cores, and the bridge connection to the Research Park West building. Construction costs are anticipated to be $50 - $300 million, and the project scope may be prioritized or phased; the implementation depends upon the availability of funding. The design shall comply with the University of California Policy on Sustainable Practices to achieve a minimum LEEDTM Gold Rating. The final selection and appointment of the Consultant is contingent upon project approval by the University of California Board of Regents or their delegated authority. The selection committee will base its review of the PM/CM proposals submitted and selection on the identified Selection Criteria (Attachment A), determining a shortlist of consultants; further steps in the selection process will be at the selection committee's discretion. Every effort will be made to ensure that all persons have equal access to contracts and other business opportunities with the University within the limits imposed by law or University policy.
