Award: Greenscapes Six, LLC for $4,190,585.90 The County of Chambers is soliciting: CMAR for Golf Course Improvements Chambers County, Texas is seeking to hire a Construction Manager at Risk (CMAR) for golf course improvements located at 1 Pinchback Dr. Anahuac, TX 77514. Redo the first 9 holes including, but not limited to drainage, staking, clearing, earthwork, shaping and contouring, irrigation, pump house installation, greens construction, tee boxes, bunkers, etc. Request for Proposals will be accepted from qualified contractors that can provide requested CMAR services for this project. All correspondence and communication regarding this procurement should be submitted by email to George Barrera, Chambers County Purchasing Agent at gbarrera@chamberstx.gov. All questions regarding this RFP must be submitted by email before 2:00 P.M. on August 29, 2025 . Chambers County reserves the right to negotiate with all proposers, as per the Texas Professional Services Procurement Act and the Uniform Grant and Contract Management Standards. Minority Business Enterprises, and labor surplus area firms are encouraged to submit proposals. SCOPE OF WORK Provide Construction Manager at Risk services as defined in 271.118 of the Texas Local Government Code for Chambers County Golf Course. Such services willnclude: 5.1 Pre-Construction Services 5.1.1 Regularly attend meeting(s) with Chambers County and Architect prior to construction and consult with the county and the Architect regarding site use and improvements and selection of building materials, systems, and equipment. Prior to construction, make recommendations to the Architect and the county on: a. Construction feasibility b. Time requirements for procurement, installation and construction completion c. Construction costs including estimates of alternate designs or materials, preliminary budgets and possible economies. 5.1.2 Prepare and periodically update a project schedule for the Architect's review and the County's approval. Obtain Architect approval for that portion of the schedule related to the performance of the Architect's services. Coordinate the schedule with the services and activities of the County and the Architect. Indicate activity sequences and durations, milestone dates for receipt and approval of pertinent information, preparation and processing of shop drawings and samples, delivery of materials or equipment requiring long lead time procurement, and proposed date of Substantial Completion. If the project schedule updates indicate that previous schedules cannot be met, make appropriate recommendations to the county and the Architect. 5.1.3 Review plans and schedules for phased construction and make recommendations to the county and the Architect regarding the phased issuance of the Drawings and Specifications prepared by the Architect to facilitate phased constructions where such phasing is appropriate. 5.1.4 Prepare a preliminary cost estimate utilizing area, volume, or similar conceptual estimating techniques using schematic and preliminary documents prepared by the Architect. At the end of the Architect's 30% Development Phase, prepare a detailed estimate with supporting data for review by the Architect and approval by the county. Update and refine this estimate when Construction Documents are sixty percent (60%) complete and again when Construction Documents are ninety percent (90%) complete unless a GMP has been established
