Texas Woman's University ("Owner") is soliciting statements of qualifications ("Qualifications") for selection of a ConstructionManager at Risk firm for the Merrilee Alexander Kick (MAK) College of Business ("Project"), in accordance with the terms, conditions, and requirements set forth in this Request for Qualifications. The Owner designates the following person as its representative and Point-of-Contact for this RFQ. Respondents shall restrict all contact with the Owner and direct all questions regarding this RFQ, including questions regarding terms, conditions and qualifications, to the Point-of-Contact person. Texas Woman's University Attn: Chelle Jezek, Director Procurement and Contract Services 1200 Frame St. Denton, TX 76209 E-mail: TWUbids@twu.edu The estimated completion date of this project is expected to be complete May 2027 Respondent's Written Inquiries due to TWU 8-18-2025 Texas Woman's University is seeking Construction Manager at Risk for the construction of the new Merrilee Alexander Kick (MAK) College of Business building. As the College of Business (COB) at Texas Woman's University has continued to grow in both enrollment and its program offerings, the capacity of the current building and the spaces it provides have proved inadequate. Critical space needs for officing and instruction were identified at the commencement of this study along with a clear need for the COB to elevate its brand, image, and presence on campus. This included the need to have spaces to assist with recruitment of faculty and students, foster interaction between students and faculty, and to properly facilitate community and industry engagement. The character and aesthetic appeal of TWU's Georgian architecture must be maintained while introducing forward thinking and cutting edge exterior design and interior spaces. The new building will be located on the Denton campus. 8 The University will have programming information regarding the use of the building that can be used by the successful team. The approximate total construction budget is $ 3 0 million and will include approximately 60,000 SF of new construction. Roughly 40,000 SF will be for the new MAK College of Business and the remaining 20,000 SF will be shell space. 8 The site for the new building will be located at the current location of the Graduate Research Building (GRB), 301 Research Circle. The GRB building will be removed with the piers demoed down 3' below grade and the existing utilities will be capped outside of the new building footprint
