Renovation of a fire / police facility in Columbia, South Carolina. Completed plans call for the renovation of a fire / police facility.

Description: City of Charleston is requesting qualifications for design teams services for retrofitting of the existing Fire Station 2&3 (Central Station). Qualifications shall include expertise in Fire Station design and historic renovations/preservation. Invitation for Professional Services for Retrofit of Fire Station 2&3 is available on the City of Charleston . *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The value range for this project is $10,000,000- $11,000,000. The project is to retrofit the existing facility for seismic, hurricane/wind, and flood protection. Scope of work will include structural upgrades to interior framing; reinforcing of the existing historic masonry structure; the strengthening of windows and doors to include impact resistant materials; flood-proofing as required; roof repairs and strengthening; Code and accessibility accommodation; interior finishes and systems upgrades (i.e. electrical, mechanical and plumbing); installation of a fire sprinkler system; and minor site design. All work must account for preservation of the historic materials, character, and fabric of the facility to SH PO standards. All work must be designed and executed in compliance with the U.S. Secretary of Interior's Standards for Rehabilitation and in compliance of all applicable Federal, State and Local codes. The services must include the following: o Consult with the City representatives as needed and provide all necessary services throughout all phases of the project including pre-construction, design, construction, and post-construction and close-out phases o With input from the City, create a project plan to include scope, budget, schedule and project approach o Provide estimating services for all phases of work o Administer the selection processes for testing services and inspections, etc o Assist in the Contractor selection process o Assist and coordinate permitting o Administer the construction contracts and review and tract the project schedule o Coordinate and monitor the construction progress and provide on-site progress inspections, attend construction meetings, review contractor submittals, respond to RFIs and ensure that all work performed on any construction project adheres to all relevant codes and all applicable local, city, state and federal regulations and guidelines. o Review submitted payment applications o Review and process submittals and other construction related documents o Confirm completion of punch list items and transmittal of the City's operating manuals and as-built documents. o Conduct project closeout Anticipated Construction Cost Range: $10,000,000 - $11,000,000 AU questions must be in writing and addressed to the project manager and must be received before 12:00 pm on August 26,2025. Responses to all questions will be issued via addenda no later than 12:00 PM on September 3, 2025. No interpretation is binding upon the City unless in writing from the City's representative.
