Renovation of a residential development in Fort Worth, Texas. Completed plans call for the renovation of a residential development.
Contracts must be signed within (10) days of award Date. Failure to do so will necessitate awarding contract to next lowest bidder. Contact me at 817-850-7940 with any questions. Contractor will furnish labor, materials, tools, machinery, and supervision necessary to perform the specified work required in connection with his bid. Implied work, work specified and not shown on drawing or drawn and not specified will be executed as if fully described in both ways; and any work or materials which are not directly noted in the specifications or drawings but are necessary for the performance of the obvious intentions thereof are to be understood as implied work and will be provided for by the contractor in his proposal as fully as if specifically described or drawn. Install weatherproof junction box with cover over electrical wires for a/c disconnect and splice wires to raise a/c disconnect. Install new A/C disconnect and electrical whip for exterior condenser. Install GFCI protected 110V duplex outlet with weatherproof box and cover on next to outside condenser. Install new central air conditioning and heating units. System includes new condensing unit with an energy rating of 15 SEER or greater, A coil and gas heating and cooling for living area of the house. Equipment must be Goodman name brand equipment or equivilent. Existing duct system, flue and plenum may be used. Includes new wall thermostat. System must be fully operational when installation is complete. Note: Contractor is required to submit Manual J calculation to Tarrant County Community Development prior to work beginning. Install new copper line set with insulation to new unit in accordance with manufacturer's instructions. Install painted metal line set cover over new line set and secure with weatherproof fasteners. Replace HVAC closet doors and install weatherstripping to seal closet from house interior. Apply two coats of paint to cover doors, jamb and trim. Pitch Roof Area (see slab measurements). Remove all existing roofing down to deck. (Includes all layers down to decking). Patch deteriorated decking up to 100 sqft and over hang (to include rafter tails). Install new 30 year 3 tab fiberglass shingle roof (approx. 15 sq), equal to or better than Owen-Corning "Classic Plus" with new valleys, metal edging over #15 felt. Replace all vent jacks and caps. Install two low profile gravity style roof vents in a manner that is not visible from the right of way.
