Preventative and recurring maintenance services are required for 100 military family housing units at Wright-Patterson Air Force Base, including 89 historic Brick Quarters units, 10 non-historic units on Yount Drive, and the Foulois House. The contractor shall provide all management, supervision, personnel, equipment, materials, and services necessary to maintain interiors, exteriors, garages, and associated infrastructure to Air Force standards. Services include carpentry, masonry, painting, pest control, cleaning, plumbing, electrical, HVAC, appliance maintenance, and special projects. Change of Occupancy Maintenance (COM) must be completed within specified timeframes based on the number of units. Emergency service calls are required 24/7, with urgent and routine calls handled during duty hours. The contractor must operate a Self-Help Store, maintain electronic records via a Shared Electronic Data System (SEDS), and support BUILDER Sustainment Management System data collection. Compliance with OSHA Voluntary Protection Program, environmental regulations, and historic preservation standards is mandatory. Quality control, safety, and contractor manpower reporting are integral to contract performance.
