Demolition, site work and new construction of an educational facility in Los Angeles, California. Working plans call for the construction of a 310,000-square-foot, 19-story above grade educational facility; for the demolition of a educational facility; and for site work for a educational facility.
The Los Angeles campus proposes to construct the 901 Levering Student Housing project. The site, purchased by UCLA in May 2024, currently consists of five aging residential buildings with 42 apartment units. This project would demolish the existing buildings and construct a 19-story building with approximately 145 apartments, totaling roughly 310,000 gross square feet. The project would provide approximately 1,130 new undergraduate student beds in predominantly four-bedroom (double occupancy) units. The project would help address the continued strong demand for student housing and maintain UCLA's undergraduate housing guarantee. The building is Type-I high-rise, concrete construction. Exterior materials include a prefabricated curtainwall-type panel system with fiber cement/ultra-high performance concrete, metal panel, and punched window components. Exterior materials at the base of the building include curtain wall and storefront systems, integral color cement plaster, and architectural grade exposed structural concrete. The project will tie into municipal utilities, including domestic water, fire water, sanitary sewer, and storm water. Electrical and telecom utilities are anticipated to tie into the University's campus loop. The proposed Project would include an outdoor terrace, entry, and rear courtyards, which would be enclosed on all sides and open to the sky, and other landscape and hardscape elements would be installed. A service drive accessed from Levering Avenue, which would be located at the southeast corner of the building, would provide maintenance and service vehicles and deliveries and allow direct access for trash removal. On-site alternative transportation facilities would include a bike storage area on the ground level, as well as a designated area for scooter parking. Pedestrian access to the proposed building would be provided from the existing sidewalk on the west side of Levering Avenue and a street level connection at Weyburn Place at the building's 4th level. The University has determined that bidders who submit bids on this project must be prequalified. Prequalified bidders will be required to have the following California contractor's license(s): B License (General Building) The Project shall comply with the University of California Policy on Sustainable Practices and achieve a minimum LEED - NC Gold Certification rating. Any person or entity not satisfied with the outcome of the prequalification must file a writ challenging the outcome within 10 calendar days from the date of the University's written notice regarding prequalification determination. Any assertion that the outcome of the prequalification process was improper will not be a ground for a bid protest. The University reserves the right to reject any or all responses to Prequalification Questionnaires and to waive non-material irregularities in any response received.
