Question Deadline 08/28/2025 at 2:00 PM MT The purpose of this Prequalification is to establish a list of licensed general contractors to serve as design-builders who are specialized in Office Build-Out, Warehouse Build-Out and Horizontal Additions to an existing building. These contractors will be responsible for managing the design development, construction documentation, tendering, construction and close-out phases of the project. They are to ensure that all aspects of the project are handled by qualified professionals including but not limited to interior designers, architects, structural engineers and MEP systems engineers/consultants. This prequalification process aims to identify contractors with the expertise, experience, and resources to successfully manage these phases as outlined in this document. This Prequalification seeks consultants capable of providing the AER with external expertise for: a. Design-Build Services: Delivering comprehensive design-build services for ongoing internal projects of varying sizes and scopes. These projects may include the design and construction of interior offices and warehouses across multiple locations in Alberta. All projects must be delivered on time and within budget. a. Sustainability Practices: Implementing sustainable building practices wherever possible. This may include energy-efficient designs, use of sustainable materials, and waste reduction strategies. b. Safety Compliance: Adhering to all safety regulations and standards, including obtaining necessary certifications such as COR (Certificate of Recognition) from the Alberta Construction Safety Association. Ensuring a safe working environment for all personnel involved in the project. c. Technology Integration: Utilizing advanced construction technologies and methodologies, such as Building Information Modelling (BIM), to enhance project efficiency, accuracy, and collaboration. d. Quality Assurance: Establishing and maintaining rigorous quality control measures throughout the project lifecycle to ensure high standards of workmanship and client satisfaction. e. Cost Management: Implementing effective cost management strategies to ensure projects are completed within budget, including detailed cost estimates, regular financial reporting, and proactive cost control measures. f.
