Renovation of a library in Denver, Colorado. Completed plans call for the renovation of a library.
All questions must be submitted in writing to the Project Manager by 8/27/25 at 3:00PM. Project Manager, Leanna De La Torre, leanna.delatorre@denvergov.org If you have any questions related to this Construction On-Call Proposal Request, please contact the Project Manager whose contact information is listed at the top of this proposal request. Your interest in assisting with this project is greatly appreciated. Library locations Virginia Village Branch Library - 1500 S Dahlia St, Denver, CO 80222 John "Thunderbird Man" Emhoolah Jr. - 675 Santa Fe Dr, Denver, CO 80204 Woodbury Branch Library - 3265 Federal Blvd, Denver, CO 80211 The work includes all labor, material and equipment required to complete the work described in this proposal request, and the accompanying bid documents. Contractor shall include the cost for all required permit fees in their bid. Permits will be reimbursed at cost, with no mark-up allowed. Work will be completed at 3 branch libraries: John "Thunderbird Man" Emhoolah Jr. Branch Library (TBM), Virginia Village Branch Library (VVI), and Woodbury Branch Library (WDB). The scope of work for each location is summarized below and in further detail in the provided Bid Documents accompanying this proposal request. Liquidated damages are to be set at $250/day on this project. This project needs to be substantially complete prior to March 20 for the Virginia Village Branch and prior to April 27 for the Thunderbird Man and Woodbury Branches. Please note, it is understood that a March 20th date dictates a short schedule given product lead times, and your input on the feasibility of completing construction within this time period is requested. DPL anticipates closure of the libraries throughout the extent of construction, however the collection and furnishings in the public and staff areas shall remain. GC shall ensure all areas impacted by construction are protected from damage, dust, and debris throughout the project. The anticipated project Notice to Proceed (NTP) is 11/3/2025. Provide a project schedule with the start date of 11/3/2025. Construction is anticipated to be substantially complete at all three branches by 4/27/2026. However, the Virginia Village branch requires an expedited schedule, reaching substantial completion on 3/20/2026 to coordinate with other work at nearby branches. The project team is looking for input from Contractors in their bids as to how construction should/could be split between these 3 branches, as well as the feasibility of completing the work at Virginia Village by the requested date of 3/20/36. Please include reasoning for proposed schedules in your bids. Provide durations of all activities, lead times for material not readily available, breakout of project phasing and enough detail to illustrate the plan to successfully execute the project. The Contractor can assume Working Hours are: 7AM- 5PM Monday through Friday. The Contractor agrees to achieve the schedule as outlined. If for some reason the Contractor cannot meet the schedule as outlined, the bid submission must include a notification of such. As its best interest may appear, the City and County of Denver reserves the right to reject any or all bids, and to waive informalities in bids.
