Renovation of a transportation facility in Shaker Heights, Ohio. Conceptual plans call for the renovation of a transportation facility.

The Coventry and Lynnfield transit station buildings are listed on the National Register of Historic Places as contributing properties within the Shaker Village National Register Historic District and require sensitive and appropriate treatment in accordance with the Secretary of the Interior's Standards for Rehabilitation. The City of Shaker Heights is seeking qualifications from qualified preservation architects with demonstrated experience in historic preservation for a two-phase project for two historic transit stations in Shaker Heights. The two phases are: 1. Exterior Assessment & Rehabilitation Plans: to prepare exterior building conditions assessment, design plans, construction drawings, opinion of probable costs, phasing/prioritization plan, and phased bid documents for exterior rehabilitation, which may include limited site work. The rehabilitation project seeks to address material deterioration and rehabilitate exterior architectural features. 2. Interior Assessment & Improvement Plans: to prepare interior building conditions assessment, design plans, construction drawings, opinion of probable costs, phasing/prioritization plan, and bid documents for interior upgrades that will return the buildings to leasable condition while preserving each station's unique historic character. All teams must include a registered architect. Phase 1 Exterior Rehabilitation: The scope of work includes full architectural services for the exterior rehabilitation of both stations, including schematic design, detailed design plans, construction drawings, opinion of probable costs and bid documents for the rehabilitation of the Coventry and Lynnfield transit station buildings. The Scope of Work for this project will include, at a minimum, the elements listed below. The exact number and nature of meetings will be determined as the project proceeds. Meeting with Shaker Heights/GCRTA: The consultant is expected to attend meetings with the team to better understand goals. Environmental Documentation: If necessary, the consultant shall prepare environmental documentation. The Coventry station was, at one time, a gas station. Existing Conditions Assessment: Field investigations and documentation. Review of existing plans, photos, and prior reports. Schematic Design: The consultant shall develop preliminary plans for the improvements that comply with the Secretary of the Interior's Standards for Rehabilitation for review by the City. A preliminary opinion of probable costs shall also be prepared. Design Development: The consultant shall prepare final rehabilitation drawings, consistent with the Secretary of the Interior's Standards for Rehabilitation, and specifications for the schematic design approved by the City. An updated construction opinion of probable costs shall be prepared to meet the final budget. Presentation at one virtual Landmark Commission meeting. Phasing/Prioritization Plan: This project will likely be implemented over time. The consultant shall provide a prioritization and phasing plan. Construction/Bid Documents: The consultant shall prepare construction drawings and specifications for the solicitation of bids. The consultant shall be responsible for ensuring that the final construction documents are in accordance with all applicable codes and regulatory requirements, including ADA accessibility guidelines and environmental regulations. The consultant shall assist the City in the bidding process, including: identification of potential bidders; preparation and printing of bid documents and bid form; attendance at pre-bid and pre-construction meetings and preparation of addenda; and evaluation of bids. General: The consultant shall work with the project manager throughout the design. Regular project meetings will be held. The selected consultant shall be responsible for all elements of the Scope of Work until successful completion and final acceptance by the City.
