Renovation of a mixed-use development in Iowa City, Iowa. Completed plans call for the renovation of a 44,933-square-foot, two-story above grade educational facility.
Submit questions pertaining to the Bidding Documents to the Architect. Interior renovations of approximately 6,500 SF in the lower level of the Center for Innovation building to accommodate a Junior Achievement interactive "Dream Accelerator" exhibit space. The exhibit displays furnishings and A/V technology will be provided and installed by a separate specialized exhibit fabricator. Separate lump-sum bids for the building improvements to create this exhibit space will be received for: Bid Package #1 - General Construction Bid Package #2 - Gypsum Board & Ceiling Assemblies Bid Package #3 - Floor Finishes & Accessories Bid Package #4 - Painting & Coatings Bid Package #5 - Fire Suppression Bid Package #6 - Heating Ventilating & Air Conditioning Bid Package #7 - Electrical Doc Note - Documents available at Online. Documents are available from Rapids Reproductions, (319) 364-2473. A $100.00 deposit made payable to Iowa City Community School District is required which will provide for a complete paper copy of the drawings and Project Manual specifications. Any shipping and handling costs are the responsibility of the bidder. Plan deposits will be refunded upon the return of the documents, in reusable condition to Rapids Reproductions, within 14 days after the award of the project. Failure to comply will result in the forfeiture of the plan deposit. Each Bid shall be accompanied by a Bid Security in the amount of five percent (5%) of the total bid submitted. Bid Security must be in the form set forth in the Instructions to Bidders and submitted in a separate sealed envelope clearly labeled Bid Security. Bid Security must be in one of the following forms: Certified Check, Cashier's Check, Certified Share Draft or an approved Bond Form. The successful Bidder will be required to furnish a Certificate of Insurance and Performance and Labor and Material Payment Bonds both in an amount equal to 100% of the Contract Price and in accordance with other requirements outlined in the Bid Documents. Bids will be received and project constructed under multiple prime contracts. Bids must be on a lump sum basis. Work to commence on or about September 29, 2025. The Junior Achievement Room B44 shall be complete and dust-free on or before November 7, 2025. The work shall be substantially complete on or before December 19, 2025. Final Acceptance of the Project shall be on or before January 9, 2026. The Board of Directors of the Iowa City Community School District reserves the right to conduct such investigations as it deems necessary to assist in the evaluation of any apparent low bidder to establish the qualifications, experience, number of employees, and responsibility of the bidder to do the work. The District may require submission of AIA Document A305, Contractor Qualification Statement, at its discretion to the apparent low bidder.
