Reference Number 0000398112 Oakland University Facility Management is requesting proposals for a preferred supplier relationship for construction management (CM) and general contracting (GC) services for small projects. These services are meant for small general projects ranging up to $100,000, but may be expanded at the discretion of the university. The supplier and OU will work to execute projects using various methods including competitive bidding, design assist, negotiated scopes of work, and self-performance. OU may convert projects into other delivery methods such as design-build or construction phase only services. On a per project basis, OU will onboard a supplier during the design phase, and this supplier will collaborate as part of a team with OU and their designer, if designated, to execute construction. While competitive bidding of trade work is preferred, OU may consider other options to benefit the project such as competitive bids, design assist with GMP, negotiated work, and time and material. OU reserves the right to direct subcontractor selection and rejection. The supplier's scope may include coordinating work with other OU contractors including abatement, low-voltage, networking, and moving. The supplier will be required to manage and maintain project information within Oakland University's webbased enterprise project management system, Trimble Unity Construct, which includes real-time visibility of the project status, and a central repository for all project information. Facilities Management will provide the supplier with a login license and initial software training for the designated Project representative(s) at no cost to the supplier. Except for licenses and initial training, Oakland University assumes no responsibility for any real or potential costs associated with the use of the E-Builder product by the selected supplier. Prices quoted and your responses to this RFP must be guaranteed for the entire three-year term of the agreement. Based on mutual agreement of Oakland University and the successful respondent, unless terminated, or canceled, as otherwise provided herein, the agreement has the option to extend for two additional one-year periods, through 2030.
