Pines Theater Roof Replacement This bid is for the removal and disposal of existing roofing material and installation of new ISO insulation, cover board, and 60 MIL PVC roofing system with all related trim, flashing, and appurtenances for the Pines Theater The Owner reserves the right to waive informalities or to reject any or all bids. No Bidder may withdraw their Bid within sixty (60) days after the actual date of the bid opening : Roof areas 1, 2, 3, and 4 are the working areas of interest for this project (see attached exhibit Roof Replacement Layout). Roof area 5 is not included in this project and is to remain undisturbed. Contractor shall remove & dispose of existing roof material down to wood decking. Inspect existing wood deck for damage and/or deterioration and replace deficient wood decking as directed by Owner. Roll-off container services will be provided by the Owner. Contractor shall furnish and install a single layer of 4-1/2" ISO insulation and mechanically fasten a single layer of 1/2" DensDeck Roof Board over the ISO insulation per manufacturer's requirements. Contractor shall furnish and install new 1/2" CDX plywood over interior parapet walls and new wood nailers at top of parapet walls per manufacturer's requirements. Contractor shall furnish and install a new 60 MIL PVC Roof System by mechanical fasteners per manufacturers requirements. Perimeter parapet walls shall be fully encapsulated with the new PVC membrane. Contractor shall remove and preserve existing clay tile flashing over parapet walls and return to Owner. Contractor shall install new metal caps on parapet walls, new flashing at all rooftop curbs and penetrations, tapered insulation to scuppers, and new walk pads by each HVAC unit access panel. Reinstall existing headers and downspouts. All questions about the meaning or intent of the Bidding Documents are to be directed to the Engineer. Interpretations or clarifications considered necessary by Engineer in response to such questions will be issued by Addenda mailed or delivered to all parties recorded by Engineer as having received the Bidding Documents. Questions received less than ten days prior to the date for opening of Bids may not be answered.
