Renovation of a clubhouse / community center in Lapeer, Michigan. Completed plans call for the renovation of a clubhouse / community center.
Project Description: Project consists of: Remove existing boilers and pumps. Replace with three (3) new condensing boilers and distribution pumps. Install new emergency stops. Install new heating hot water distribution piping, gas piping and regulators, and exhaust flues as indicated. Integrate new boilers into existing Building Management System (BMS). Equipment will be lifted to the roof and brought into the space through existing doors to the Mechanical Penthouse. Phasing of work shall be coordinated with the Owner to minimize downtime of services for the building. Contractor shall be responsible for securing all necessary permits. Contractor shall be responsible for removal and disposal of all demolished items and construction waste. Reply to Chuck McKale and Rodney Church via email indicating your intent to bid by Wednesday, September 24, 2025. Bid security shall be submitted with each bid in the amount of 5 percent of the bid amount. No bids may be withdrawn for a period of 60 days after opening of bids. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. A Performance Bond and Insurance in a form acceptable to Owner will be required of the successful Bidder. Both a Performance Bond and a Payment Bond will be required, each in an amount equal to 100 percent of the Contract Sum. The cost of such bonds shall be included in the Bid. The Contractor shall assume any and all liability for personal injuries or property damage in any way arising out of the performance of this contract. Contractor shall indemnify and hold harmless the City from any and all such claims. The Contractor shall at all times during the Agreement maintain in full force and effect Employer's Liability, Worker's Compensation, Comprehensive General Liability, Property Damage, including contractual liability coverage for the hold harmless provisions. All insurance shall be by insurers and for policy limits acceptable to the City and before commencement of work hereunder. The Comprehensive General Liability policy shall name the City of Lapeer as additional insured to protect its interests. The Contractor shall furnish to the City, insurance certificates executed by an authorized agent or broker prior to beginning work. Owner reserves the right to reject any and all bids and to waive informalities and irregularities. The City of Lapeer reserves the right to reject any or all bids, to waive any irregularities and further reserves the right to accept any bid which it deems to serve the best interest of the City. Questions regarding this project must be submitted in writing to Chuck McKale, DSD,cmckale@dsdonline.com. Questions must be submitted by 5:00 p.m. on Wednesday, October 1, 2025. Answers to questions will be distributed to all bidders.
