Renovation of a multi-residential development in North Vancouver, British Columbia. Completed plans call for the renovation of a multi-residential development.

The work includes Building Envelope Remediation, Electrical Service Upgrade, Mechanical Systems Upgrade, and New Fire Alarm and Sprinkler installation. John C Gardiner Lions Court is a 46-unit multi-family complex was constructed circa 1991-92. The complex consists of 5 wood-framed buildings built over a reinforced concrete parkade. There is a common amenity building that included a lounge with a typical kitchen including appliances, common laundry facilities and a washroom and manager office. There is also an amenity room on the lower level of the west townhouses. Each townhouse unit is two – three stories complete with a kitchen and bathrooms. There are 18 two bedrooms suites, 22 three-bedroom suites and 6 four-bedroom suites contained within 5 clusters of buildings. The tenants will be relocated from building to building according to the Vacancy Plan. The scope will be phased according to the phasing plan. The scope of work as follows but not limited: Building Envelope Remediation Exterior walls Windows & Doors Balconies & Roof Decks Parkade Parkade Membrane Replacement / Plaza Deck and Patio Surface Upgrades 10 years RCABC Guarantee Interior Suite Upgrades Kitchens Washrooms Floors Walls & Ceilings Painting Mechanical Systems Upgrades Electrical Systems Upgrades (incl Service upgrade) Civic work – DNV Upgrades Subcontractors must be qualified and eligible to enable BC Housing to access available incentive programs. Contractor must engage and pay a 3rd Party Commissioning agent (Independent) to complete the static verification and start-up, functional texting, O&M review, owner’s demonstration, seasonal testing and issue a final commissioning report. Contractor needs to complete the following tests at a minimum: Backflow inspection test Water main chlorination test report Piping pressure test Manufacturer start-up of equipment Megger test for heat tracing Sprinkler system verification and sign-off Testing, adjusting, and balancing report (TAB) for both air and water – TAB shall be done by an independent TAB agency hired by the contractor. Report on all temperature limit stops to set maximum domestic hot water temperature to 120°F for residential unit Question Deadline 10/14/2025 at 10:00 AM PT Deadline for Issuing Addenda: October 20, 2025.
