Remodeling of a medical facility in East Irvine, California. Completed plans call for the remodel of a one-story above grade medical facility.

The project includes the renovation of the existing HVAC system at the UCI Medical Center Building 22A. Existing AHU-1 will be retrofitted with a chilled water coil and a DDC system. The ductwork layout in the mechanical room will be modified, and a new motor for the return air fan will be provided. The existing dampers are to be replaced and equipped with DDC actuators. The retrofitted AHU and system will be integrated into the existing JCI building management system. The project includes two alternates: Replace the building heating hot water heat exchanger and replace the domestic hot water heater. Instructions to bidders include procedures for participating in the prequalification process, compliance with prevailing wages, bidding bond and insurance requirements, and adherence to equal opportunity and nondiscrimination policies. The successful bidder and its subcontractors must comply with all federal, state, and local working condition requirements, and provide best efforts to ensure participation of small business enterprises and disabled veteran business enterprises. Pre-qualification requirements: - At least one (1) higher education, institutional, or healthcare project located in California as prime contractor with a construction cost of at least $560,000. - At least two (2) higher education, institutional, or healthcare projects involving retrofitting air handlers and major pipe fitting (coils, ductwork, connecting to CHW/HHW loop) in an occupied building with an associated cost of at least $560,000 each. - At least two (2) projects involving HVAC controls retrofit (pneumatic control to DDC) and commissioning for which the construction cost of controls scope was at least $150,000 each. - At least one (1) project that required sequencing of work to maintain ongoing building or production operations during construction. - At least one (1) project for which the firm self-performed at least 30% of the construction. - Compliance with state prevailing wage, bid bond, payment and performance bond, insurance requirements, and appropriate California contractors license (B or C-20). - Registration with the Department of Industrial Relations pursuant to California Labor Code requirements.
