Renovation of an educational facility in Fairfax, Virginia. Completed plans call for the renovation of a educational facility.
Construction services for the removal of the existing asphalt shingle roofing, underlayment, steel roof decking, flashings and roof penetrations on the Blueridge and Sandbridge Dormitory buildings, and replacement with a new steel roof deck, insulated composite panel sheathing, and asphalt shingle roofing system. Additional insulation is to be installed in the attic spaces. The existing built-up roofing on the low roof connecting the Blue Ridge and Sandbridge buildings shall be removed down to the existing deck and replaced with a fullyadhered EPDM roofing system. The gutters and downspouts are existing to remain, and shall be inspected, cleaned and re-set to insure proper drainage. The existing lightning protection system shall be removed and reinstalled as needed to accomplish the work. At the completion of the project, the contractor shall engage a certified third (3 rd ) party testing agency for UL 96a master label certificate. The contractor shall rectify any issues to achieve the UL 96a master label related to the work and services performed in this contract. The buildings will remain occupied and operational throughout construction, and occupants and pedestrians shall be protected at all times. Work can be performed during the hours of 9:00 am to 5:00 pm Monday through Friday. Approval from Mason's Project Manager is REQUIRED for any work performed outside of these days and hours. Mason requires forty-eight (48) written notification by Contractor and approved by Mason before any work is performed outside of these days and hours. The Contractor shall have visited the Site prior to bidding or submitting its proposal and is totally responsible for having ascertained pertinent local conditions such as location, accessibility and general character of the Site, and the character and extent of existing conditions, improvements and work within or adjacent to the Site. The Contractor shall not submit any claims or any request for adjustments of the Contract Price or Contract Completion Date, which result from its failure to consider such conditions. DPOR requires the contractor to hold a Class A license from the Virginia Department of Professional and Occupational Regulation AND a Commercial Building Contractor (CBC) and/or a Commercial Improvement Contractor (CIC) specialty which is necessary in order to act as the Prime Contractor and contract with subcontractors to perform work not permitted by the CBC or CIC license. If your firm does not currently hold a CBC or CIC specialty you must obtain a CBC or CIC specialty in order to be awarded a contract where your firm will act as the prime contractor and that requires the use of subcontractors for specialty designations that your firm does not hold. As the Prime Contractor (GC) the awarded firm will be required to ensure that all subcontractors hold the necessary certifications to perform work. Bidders Questions must be submitted through online on or before Wednesday, 29 October 2025 by COB. Bidders Questions w/Responses Due: 03 November 2025 Responses to questions will be issued by Addendum. Owner reserves the right to respond to any questions received after the date as indicated in the Invitation for Bid. Construction Start Date: 18 May 2026 Substantial Completion Date: 07 August 2026 Final Completion Date: Thirty (30) calendars day after substantial completion date All bid submissions greater than $500,000.00 will require the following bonds: a) HECO-10 - Standard Performance Bond b) HECO-10.1 - Standard Labor and Material Payment Bond c) HECO-10.2 - Standard Bid Bond (bond is completed, executed and submitted with bid)
