The City of Newberry (the City) requests Lump Sum Bids from qualified contractors to provide all labor and materials for the installation of a mechanically fastened, 60 mil TPO roof system over 1 " polyisocyanurate insulation on the lower roof of the Fire Station at 1041 Wilson Road. This is to be installed in a manner that meets the manufacturer's specifications to achieve a 20-year labor and materials warranty. A more detailed Project Description is as follows: The existing roof system is comprised of simple span barjoists with a metal roof. A spray foam system was installed over this a number of years ago. This has failed and the fire department is experiencing delamination and leakage in numerous locations throughout the roof. It is the intent of this project to install a new 60 mil TPO roof system over the entire area which is roughly 4900 sf. (Images of the site and building are included) An outline of the work included is as follows: Remove/repair spray form as needed to accept the new insulation 2. Replace rusted out metal panels as needed at a unit price listed on the bid 3. Provide and install 1 " polyisocyanurate insulation over spray foam 4. Provide and install polyisocyanurate crickets to divert water as needed 5. Install new roof drains and tie into existing pipe 6. Install plywood sheathing as needed on existing walls to receive polyisocyanurate membrane 7. Provide and install new 60 mil TPO membrane per manufacturer's instructions 8. Provide and install flashing and counterflashing at roof drains, pipes, equipment connections, and walls 9. Provide and install 24 ga. pre-finished coping and perimeter edge seal in manufacturer's standard colors This scope involves the repair of a 4900sf roof that was originally a metal roof over bar joists. A foam coating was applied over 10 years ago that has failed. This scope will involve modifying the foam to accept a 1" polyisocyanurate foam layer and a mechanically fastened 60 mil TPO membrane to meet manufacturers specifications to achieve a 20-year labor and material warranty. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
