Hall County, Georgia, Board of Commissioners is seeking qualified contractors to replace the patio deck roof at the Hall County Government Center. The County seeks to award one (1) contractor to perform the Services. Bidders must be in the regular business of installing thermoplastic polyolefin (TPO) membrane roofing. Bidders Questions Due: Wednesday, December 3, 2025 All communications must be directed solely to Andy Youngblood, Issuing Officer, at andrew.youngblood@hallcounty.org for questions or clarifications of the IFB requirements. Bidders must be in the regular business of providing similar Services. Bidders must be licensed, insured, and bonded in the State of Georgia. Each Bidder must provide a total of three (3) hard paper copies of its bid, including any addenda, with one (1) marked "Original" and two (2) marked "Copy". Submit all three (3) hard paper copies in a sealed envelope(s). The County reserves the right to reject any or all bids, in whole or part, or to select any Bidder, without liability on part of the County to the Bidder to complete the described work. The County intends to award the contract to one (1) company that it deems to be the lowest cost, responsible and responsive Bidder to perform all the work described herein. Lead times and length of time to complete the work may also be a factor in award. A bid bond is not required; however, all Bidders must include in their bid submissions a letter of bond ability. The County will only accept surety companies licensed to do business in the State of Georgia. The awarded Bidder must produce a performance and payment bond that are both equal to 100% of the face value of the awarded amount. Performance and payment bonds must be received by the County before a Notice to Proceed is issued. SCOPE OF WORK This is a turnkey project. The awarded contractor is expected to provide all supervision, labor, and materials to complete the work. Remove and dispose of existing materials such as metal coping, flashing, etc. Prepare surface according to the manufacturers specifications. Furnish and install taper insulation and cover board to give appropriate pitch to roof to ensure proper drainage. There should be no ponding issues upon completion. Furnish and install grey 60 mil TPO membrane roof, fully adhered. Install new (Medium Bronze) metal coping on all required areas such as perimeter walls, building, etc. Include 20-year manufacturers warranty at no additional cost to the County.
