Demolition, site work and new construction of a mixed-use development in Morristown, Tennessee. Completed plans call for the demolition of a 9,765-square-foot, two-story above grade recreation facility; and for the construction of a 15,000-square-foot fitness / recreation center.
The project consists of Demolition of the existing pool and playground. Build back a new playground and half basketball court in location of demoed pool. Also building a new 15,000 SF Recreation Center with Site Improvements to existing parking lot and existing public restrooms. Demolish pool and construct a new recreation center including a small kitchen, restrooms, meeting spaces, storage, outdoor gathering space, playground, and all required related work. Bids are invited for a General Contract for the Work of the above project. 123073 Question Deadline 12/05/2025 at 11:00 AM ET change from 12/11/2025 11:00 AMBidders shall submit questions about Bidding Documents to Designer in writing. Replies will be issued to Bidders of Record by Addenda and will become part of Contract Documents. Designer and Owner will not make oral clarifications. 3.2 Questions must be received by Designer at least six calendar days before bid due date. Work included: Provide basketball backboard, goal, pole and net where shown on the Drawings, as specified herein, and as needed for a complete and proper installation. B. Related work: 1. Documents affecting work of this Section include, but are not necessarily limited to, General Conditions, Supplementary Conditions, and Sections in Division 01 of these Specifications. A. Work included: 1. The "Project," of which the "Work" of this Contract is a part, is titled "Panther State Park Recreation Center, SBC Project No. 126/072-01-2023" located in Morristown, Hamblen County, Tennessee and is defined in the Contract Documents to include, but not necessarily to be limited to: a. Project Scope: 1) One-story sprinklered Visitor's Center building, approximately 7,614 sf, with partial basement storage room which is only accessible from the exterior; 2) Playground; 3) Picnic Shelter, approximately 240 sf, with grill and picnic tables; 4) Kitchen appliances; 5) Asphalt paving parking; 6) Connect into existing septic system; 7) Landscaping, fencing, exterior lighting, non-pervious paving, and driveways. B. Work not included: 1. Furniture; 2. All items marked N.I.C. C. Contractor use of premises: 1. The Contractor will limit their work area to the areas shown on Contract Documents. If work is required to be performed outside these areas, the Contractor will coordinate those activities with the Designer and the Park Manager prior to beginning that phase of the work. 2. The Contractor will provide their own sanitary facilities. See Section 01 50 00 TEMPORARY FACILITIES AND CONTROLS, paragraph 2.02-B. 3. The staging area for this project will be as shown on the Contract Documents. D. Owner's occupancy during construction: 1. During construction, the structures will not be occupied by the Owner. E. Summary of Construction Procedure: 1. All work: a. The contractor shall be able to perform the Work from 7:30 am till 4:30 pm, Monday thru Friday unless otherwise approved in advance by the Park Manager. F. Smoke-free Site 1. The Panther Creek State Park is a smoke-free environment. No smoking of any type is allowed on site, except inside the person's vehicle. G. Related work: 1. Documents affecting work of this Section include, but are not necessarily limited to, General Conditions, Supplementary Conditions, and Sections in Division 01 of these Specifications. 2. The work of other contracts is described in various contract documents prepared therefore, some of which are in the possession of the Owner and are available for inspection by interested parties.
