New construction of a multi-residential development in Hamilton, Ontario. Completed plans call for the construction of a 18,417-square-foot, six-story above grade, 50-unit multi-residential development.

Ontario Aboriginal Housing Support Services Corporation (OAHSSC) also known as (OAHS) is requesting qualified Proponents to design and construct a 6-storey, Multi-Unit affordable housing apartment building in Hamilton, Ontario. This development will be located at 10&16 - 20 Kenilworth Avenue North. The OAHS Kenilworth property consists of two (2) parcels 10&16 Kenilworth & 16-20 Kenilworth Avenue North. For the purposes of this RFP, the OAHS subject site will be noted as 10 &16 - 20 Kenilworth Avenue North. OAHSSC acquired this property on April 5, 2018. The lots are zoned as C5 - Mixed Use Medium Density, allowing mixed commercial/residential use. The proposed development is anticipated to proceed in two phases to eventually incorporate an additional parcel that has not yet been acquired. The additional site is located at 1407 Main Street, currently owned by Metrolinx. See Appendix A - Subject Sites - Property Details. The OAHS Kenilworth site currently contains two buildings that are slated for demolition. OAHS received a permit for one of the buildings, however, was unable to obtain a demolition permit for the second building, as it contained 4 residential units within the structure. Therefore, according to City of Hamilton Demolition Bylaw control, a permit cannot be approved without an approved Site Plan demonstrating new housing units. OAHS did not submit a Site Plan with Demolition application, as, the acquisition of the additional property remains uncertain. Consequently, OAHS will move forward with a design-build approach for the site, structured in two phases. Phase 1 will be Design and Construction of OAHS site, 10 & 16-20 Kenilworth, and Phase 2 will be Design, of the potential future expansion into the Metrolinx site. The Site is located on Kenilworth Street North between Main Street East, and Dunsmure Road. It is close to Delta Secondary School and Montgomery Park. This location is also anchored within the future LTR system, an essential form of transporation required for housing. The proposed building will be a 50 unit affordable housing development.
