Renovation of a mixed-use development in Afton, New York. Completed plans call for the renovation of a educational facility.

The project will be bid through public bidding. The Prime Contracts are listed below -Electrical Construction . As bid security, each Bid shall be accompanied by a certified check or Bid Bond made payable to the Owner, in accordance with the amounts and terms described in the INSTRUCTIONS TO BIDDERS and the SUPPLEMENTARY INSTRUCTIONS TO BIDDERS. Ordering from this web portal automatically places the prospective bidder on the online, and thus eligible to bid the project. This designated web portal will be updated periodically with addenda, lists of registered online, reports, and other information relevant to submitting a bid for the project. All official notifications, addenda, and other bidding documents will be offered only through the designated web portal with notifications to registered bidders. As such, bidders who obtain documents from other sources such as exchange plan rooms will not qualify as bidders. Neither the Owner, Construction Manager, Architect/Engineer, nor Dataflow Inc will be responsible for bidding documents, including addenda, if any, that are obtained from sources other than the designated online. All bidders shall use the Pre-Bid Request For Information form located in Specification 00 12 00 - Request for Information. A digital copy of this form is available upon request. Doc note: In accordance with Drawings, Project Specifications, and other Bidding and Contract Documents prepared by: Highland Associates 102 Highland Avenue Clarks Summit, PA 18411.The foregoing is a general outline of work only and shall not be construed as a complete description of the work to be performed under each contract. Plans and specifications may be obtained from the designated web portal and are available for viewing at the locations listed below beginning November 11, 2025. Please read these instructions before ordering a bid package, as they will outline the process for purchasing files and/or ordering sets via electronic deposit. Prospective bidders must obtain a set of bid documents from the online. Bid documents including plans and specifications are available for electronic download for a non-refundable fee of $59.00, payable by credit card. Refunds for printed sets will be made by Dataflow directly to the credit card provided by the bidder. Refunds for payment of one (1) copy of the printed sets will be made to those submitting bids on the forms furnished, if the printed sets returned in good condition to Dataflow (address listed above) within seven (7) business days from the award of the contract. The Owner requires that the proposal shall comply with the bidding requirements required by New York State. WORK INCLUDED A. These specifications, and accompanying drawings are intended to cover the furnishing by this Contractor of all labor, material and all equipment of every kind necessary for the complete installation of the various systems, and such other materials and equipment as hereinafter specified, and shall include, but not be limited to the following: 1. Water service from point 5'-0" outside of building to meter in Water Service Room as indicated. 2. Reduced pressure zone backflow prevention devices for the incoming domestic water service. 3. Double Check backflow prevention device for the incoming fire service. 4. Cold water system from water service from Water Service Room to all fixtures and equipment requiring cold water. Cold water piping to domestic water heaters. 5. Cold water supply to fill heating and cooling systems complete with a Reduced Pressure Zone backflow preventer and terminating with gate valve or ball valve. 6. Domestic hot water system includes gas water heaters, valves, supply valves, supply piping, and return piping to fixtures and equipment requiring hot water as indicated. 7. Water supply specialties including water meter, shock absorbing devices, backflow preventers, hot water recirculating pump, wall hydrants, thermometers, etc. 8. Sanitary drainage and vent system, and stormwater system within the building. 9. Sanitary sewerage system from building to points indicated. 10. Stormwater drainage system from building to points indicated. 11. Drainage specialties, including roof drains, floor drains, cleanouts, etc. 12. Domestic hot water recirculating system within the building as indicated. 13. Complete natural gas piping system from the gas meter/regulator set to all fixtures and equipment within the building requiring gas. Terminate at heating equipment or water heating equipment with gas cock. 14. Fuel oil pump set and all fuel oil pipng. 15. Electric heat trace for exposed piping. 16. Provide drains for HVAC equipment. 17. All excavation and backfilling required for the above work. 18. All pipe and fittings for the various systems. 19. All necessary valves, gas cocks and shutoffs. 20. All expansion joints, loops, anchors and guides. 21. All vibration bases, steel supports and hangers for all equipment and piping. 22. Insulation for piping and equipment as herein specified. 23. All plumbing fixtures as hereinafter specified, including handicapped fixtures with the handicapped code. 24. All painting of pipe and equipment in the mechanical rooms and other unoccupied areas, and all painting of piping in no ceiling areas. 25. Flush all water pipe and disinfect as specified. 26. Setting of all sleeves and inserts in place. 27. Testing, adjusting and placing in service all systems and equipment installed. 28. Install all supply piping with adequate stops on each supply to all fixtures and or equipment to be connected to distribution piping. Attach supplies to supports or substrate within pipe spaces behind fixtures and or equipment. Install stops in locations where they can be easily reached for operation. a. Exception: Use ball, gate, or globe valves if supply stops are not specified with fixture or equipment. Valves are specified in Divisions 22 and 23. 29. All plumbing fixtures, drains, floor drains, equipment, piping, fittings, valves, etc. shall be commercial grade for business. B. The above is presented for general guidance only and does not necessarily cover the entire requirement of the project as shown on the drawings and/or as specified hereinafter.
