Demolition and site work for a mixed-use development in Drakes Branch, Virginia. Completed plans call for the demolition of a one-story above grade municipal facility.

**As of February 16, 2025 this project has not yet been awarded. A timeline for award has not yet been established.** For this Project Manual/IFB, bids are being sought from qualified contractors to perform demolition and clearance activities for the affected properties. It is the Town's intention that the Town will own all buildings to be demolished per this project. The Town currently owns some of the buildings, and is working to acquire the remaining buildings. Due to the timing of property acquisitions and for the purpose of tracking costs, the demolitions will be staggered and completed in stages. Consequently, the work in this IFB is broken out to include a Base Bid and Bid Additives. The Base Bid work will be carried out first, with the Bid Additive work carried out in later stages. The Town of Drakes Branch, Virginia has acquired multiple properties within its flood plain, which covers part of the downtown area, to have them demolished and the properties converted into green space. The downtown area has a history of significant flood events, which have damaged several buildings in the area. Most recently, Tropical Storm Michael moved through the area in 2018. The storm caused flooding in Drakes Branch that shut down part of Route 47 (Drakes Main Street) and damaged a number of these buildings. To that end, the Town has received a FEMA grant through the Hazard Mitigation Grant Program (with state and local matching funds) to assist with this project. The purpose of this project is to remove buildings from the floodplain (reducing the risk of future damage from flood events) and to keep these spaces open (thereby reducing the risk of future floods in the downtown area).
