Renovation and addition to an educational facility in Colchester, Vermont. Completed plans call for the renovation of a 13,000-square-foot educational facility; and for the addition of a 45,000-square-foot, three-story above grade educational facility.

QUALIFICATION STATEMENT: Submit qualification statement for inclusion on a selected list of Pre-qualified Bidders for the renovations and addition(s) to the Union Memorial School projects. Some Contractors have been previously prequalified for the Union Memorial bid as part of the Pre-qualification process for the Porters Point School. These contractors need not reapply. The pre-qualification process has been re-opened to allow potential bidders not able to respond to the Porters Point School request to participate in the Union Memorial School Bid process. Submit Qualification Statements to the offices of the Architect electronically no later than 4:00 p.m. (local time) Monday, December 22, 2025. Contractors will be notified a minimum of 30 days prior to the bid date of the list of pre-qualified bidders. Qualification statement shall include no less than all of the following: 1. Complete Contractor's Qualification Statement, AIA document A305 or its complete equivalent. 2. Complete list of projects with construction cost over $10,000,000 within the previous 10 years, including references with contact person and phone number for each project listed. 3. Complete list of school projects with construction cost over $1,000,000 within the previous 10 years, including references with contact person and phone number. Experience and references will be considerations in evaluating qualifications. PROJECT DESCRIPTION: The project consists of a 3-story (2 stories plus basement) 45,000+ SF addition and +/-13,000 SF of renovation to existing construction. Construction type is steel frame with a membrane roof and a variety of exterior siding materials. The construction budget is approximately $30,000,000. SCHEDULE: Anticipated Bid date is mid-May 2026 with phased construction starting at the end of the school term in midJune. Completion is scheduled for early 2028. BONDING: A Bid Bond in the form of AIA A310 will be required for 5% of the Construction Cost. A Performance and Payment Bond in the form of AIA A312 will be required for 100% of the Construction.
