WORK SCOPE Thompson-Steed, LLC will be the Construction Manager for this Project. All Bidders will bid directly to the Lebanon Special School District. All Successful Bidders will be issued a contract by the Lebanon Special School District. Contractors shall include in their bids the Work listed below for the Window Replacement Project. The purpose of the listing below is to define the scope of the work included in the package. Any item of Work that is normally performed under the trade shall be deemed included by virtue of the relationship. Contractors shall bid to furnish complete and workable systems. Contractor initiated change orders will not be allowed at any time. Contractors must provide complete and workable systems without additional compensation. The Construction Manager shall be the authority for disposition of disputes that may arise. Contractors shall provide all Materials, Labor, and Equipment necessary to complete their work. Each Contractor shall be responsible for the Handling, Unloading, and Proper Storage of their Materials, and shall provide adequate protection from the elements during storage and after installation. The Contractor shall be responsible for the cleanup and removal from the site of any and all debris created by their Work. The location of dumpsters must be coordinated with the Construction Manager. The Contractor is responsible for any Temporary Facilities related to their Work. The Contractor shall be responsible for Final Cleaning, The Contractor shall remove all protective coatings and stickers and completely clean all glass. Damage to any Work shall be repaired or replaced. The cost of repairing or replacing any damaged Item of Work shall be borne by the Contractor. Each Contractor shall review the Scope of Work carefully and include in their bid all applicable items referenced throughout. The Owner will supply Builders Risk insurance for the project. The Contractor will be responsible for all insurance deductibles. In addition to the responsibilities outlined above the Work will include: Removal and disposal of existing exterior Wood Windows and the supply and installation of new Aluminum Windows, Flashing, Bedding, Framing, Sub Framing, Glazing, Caulking, Cleaning, and trash removal. All in accordance with the attached specification.
